Tenant shall not make alterations (painting remodeling, installing fixtures, etc) without written permission. Entry by Landlord: In the case were the landlord or landlord representative needs to enter the premises, a 24 hour notice is required unless in the case of an emergency. Noise & Conduct: Tenant agrees to maintain reasonable noise levels. Tenant and guests shall not disturb neighbors or engage in illegal activity on the premises. Smoking: Smoking is not allowed inside the property. Smoking is allow in the outside areas. Move-out Requirements: Tenant must return the property in the same condition as received, excluding normal wear. All keys must be returned by move-out date. Any personal property left behind may be disposed of at the Tenant's expense. Governing Law: This lease shall be governed by the laws of the State of Texas.
