Broadway. 216 S. Broadway sold 6/26/18 for $80,000 larger at 2176 sq ft (and also has 2 baths) and 416 S. Broadway smaller at 1000 sq ft, sold 7/16/18 for $68,000. Both are generally similar single family homes of somewhat similar quality and construction. Both of these homes are on the same street as mine, just on the other side, one is about one block north and one is about 2 blocks south. Use Zillow search of sold properties to see complete info on these and other sales in the area. A Bonified all cash or equivalent qualified financing offer of $62,000 will cause this property to be removed from market immediately. After Oct. 15th the property will be removed from the market if no qualified buyer signs a sales agreement. The house has all thermal pane windows throughout, they were fairly inexpensive, with some clouding apparent in about 3 or 4 of them, however they are still functional even if slightly less energy efficient, just a bit ugly. The roof was put on in about 2000, 30 year shingles were used. The exterior is vinyl siding It has a 200 amp electrical service and nearly new Maytag furnace, used less than two years, it is an 85% energy efficient model. The Downstairs definitely needs freshening up, remodeling done at least 17 years ago with most of it done 30 or more years ago. Suspended ceilings and painted paneling generally through-out except laundry area and bath. It is livable but not beautiful. For example some texturing (prox 2-3 sq ft) fell off the living room wall and needs attention from a pretty/ugly viewpoint but it is safe and liveable, just a bit ugly, See its picture in photo gallery.. Note all room sizes are approximate, not exact. The Downstairs has one 10' x 12' bedroom, a 12' x 22' combination dining/kitchen area, 14' x 16' living room, and a 9' x 22' laundry area. The Bath area with tub shower combination and front porch laundry room were remodeled about 17 or 18 years ago, not perfectly done but acceptable, they do show wear and age. The Upstairs is 3 bedrooms, all are freshly dry walled and primed. Pick your own trim and colors. Finish to suit your taste. Ceilings painted white, floor has new underlay only, put down carpet or other floor covering of your own choice. This area needs to be trimmed out and doors etc hung to be used. The 2nd story has plenty of insulation as the outer walls were stripped of old stucco and insulated with 6 inch batts, an inner wall was then built with 6 more inches of fiberglass insulation, this should be pretty energy efficient. The upper attic area has about 18 inches of blown in insulation and the lower attic space has 6 inches of fiberglass insulation also. Note the eastern portion of the upper level has 12 inches of batt insulation. The 1st story has had old 4" fiberglass insulation in the areas that I have opened up but I do not know for sure about most areas. Please note that the basement entrance is on a concrete porch at the back of the house. There is no interior access to the basement area. The concrete porch has been freshly capped and it would be fairly simple to put a 1 story addition to give interior access to the basement. Did I mention the two and half car garage.
