Basic Lease Info - Basic lease agreement is 1 year duration but open to discussing. - Rent for each month is due on 25th of the prior month. - Utilities are not included in monthly rent. - Prohibited activities include but are not limited to smoking (inside or within 25 feet of the unit), vaping, any other uses of tobacco, any activities that damage the property, or any activities that create a nuisance for other tenants or neighbors. - Pets under 40 pounds are welcome for an additional fee - Tenants will conduct move-in and move-out inspections and provide documentation to the landlord. - Tenants must confirm smoke detector(s) / carbon monoxide monitor(s) are functioning properly after moving in. - Tenants will obtain and provide proof of renter's insurance (minimum $10,000 liability and property insurance). - Tenants are responsible to maintain general cleanliness of the unit interior and perform general upkeep of the exterior. - Tenants are responsible for any damages beyond basic wear and tear. - Tenants are responsible to report maintenance needs immediately when those needs arise. - Landlord may perform work in/around the rented space as needed and will communicate ahead of time about the work and will reasonably minimize inconvenience to the tenants. - Landlord will conduct quarterly visits to the property to check condition and change air filters. - Landlord will check in with tenants at 90 days prior to lease expiration regarding renewal of lease and will require notice of tenants' plans to renew/not renewal at least 30 days prior to lease end. Landlord will begin showing the property to potential tenants after receiving notice of non-renewal and will communicate with tenants ahead of time about upcoming showings. Renters must setup and pay all utilities monthly including water and electric. Gas utility bill is as needed (heat). No smoking allowed. One month's rent upfront as a security deposit. 1 year lease agreement with the option to extend.
