Rental Agreement 1. ________ (the 'renter') agrees to rent the house and land at 3227 Barley Court, Norman, OK 73072 (the 'property') from Deanna Maiden (the 'owner'). 2. The agreement includes a lease of six months' duration. 3. The renter agrees to pay $1200 monthly rent, due by the fifth calendar day of each month. The renter agrees to pay the first ($1,200) and last ($1,200) month's rent, plus a security deposit of $1,000, prior to occupying the property. Total move-in amount is $3,400. 4. After the first month, the monthly rental amount is due by the fifth day of the month thereafter until the end of the lease agreement. If renter fails to make the timely payment, the owner may terminate this agreement without notice and retain both the last month's rent and the full amount of the security deposit. 5. The agreement is in effect from _________ through __________. 6. Both the owner and renter agree to provide at least two months' notice to the other party if the agreement will not be renewed for the subsequent rental period. 7. The renter agrees to be the sole inhabitant of the property. If the renter wishes to add a roommate, prior approval by the owner is required. 8. Pets are allowed with a monthly 100$ fee, resulting in a $1300 a month price. Pets are only allowed if they are clean and well-cared for in the property. An additional fee and possible eviction will occur if pet has fleas and/or causes damage in property. 9. Smoking is prohibited within the premises. 10. The renter agrees to keep the property in good condition. Any repairs to the property that result from negligence by the renter or damage caused by the renter will be the financial responsibility of the renter. 11. The renter shall not make significant changes to the property, including but not limited to changes in paint colors, wallpapering, and changes to the landscaping, without the consent of the owner. 12. The renter agrees to abide by all federal, state, and local laws and codes relevant to the inhabitation of the property, including noise ordinances. If there are any violations of any of these provisions, the owner may terminate this agreement without notice and retain the security deposit. 13. The property includes household appliances (refrigerator, stove, dishwasher, washing machine, dryer) and other equipment (lawn mowers and trimmers) for the benefit of the renter. Crib, high chair, jogging stroller, and workout machine are also included. The renter agrees to take all reasonable care of all of these. 14. Lawn maintenance is the responsibility of the renter. 15. Utility payments are the responsibility of the renter. The owner does not permit cable television on the property. The renter may opt for satellite television, with prior approval from the owner. 16. The renter allows the owner access to the property as needed by the owner for purposes of maintenance. The renter agrees to allow the owner to maintain keys to the property.
