If you are self-employed, please send a copy of your bank statement from the last two months, your recent tax return, and a copy of your W2. Renter's insurance is required. The tenant must provide a copy of the renter's insurance, state liability insurance of $300,000.00, and have the landlord's name added as an additional insured on the Insurance policy. We collect a security deposit, Pet Deposit, Prorated rent (if necessary), first-month rent within one business day upon lease execution, cashier check, and electronic payment only. The security deposit is one month's rent. The owner will not accept personal checks. There will be a $350 non-refundable pet deposit and a $25 pet fee per pet. If you have an eviction or have filed for bankruptcy in the past, the owner will not accept your application. The listing will remain active until the lease contract is executed; all deposits and rent are collected. Non-smokers only. The owner will not take Section 8 or any government vouchers. Once we have received your tenant's application, we will forward it to the landlord for review. If the landlord approves the application, we will notify you and send your tenant a link to go online, pay the $44 application fee, and authorize the background and credit checks. The landlord will then review the credit and background reports and let us know if they want to proceed with the lease. We will notify you and send you a copy of the lease for you and your tenant to review.
