Owner pays for water, electricity, Wi-Fi, etc. in their own name, property upkeep is the tenants responsibility i.e. mowing lawn, watering lawn (timing can be adjusted), trimming trees when overgrown, weed eating. Vehicles can be parked in the car port or driveway, vehicles should NOT park on lawn and vehicles parking on the street are subject to local laws and signage. There is also a small cellar near the front of the property that is covered and off-limits due to insufficient lighting and the potential hazards associated with that i.e trip hazards, potential snakes or black widow spiders, etc. A storage shed is located near the back of the property that is free to use instead. NO PETS ALLOWED (caged reptiles, and fish may be discussed on an as needed basis). Smoking is NOT allowed inside ANY area of the home or patio. Smoking is allowed outside. Please respect this rule as violation of this is grounds for eviction. No drugs, underaged consumption of alcohol in accordance with state and federal law. It is the tenant's responsibility to keep up with all associated costs of living on the property. Bills are not an excuse for late rent payments. We value stability, reliability, trust, and commitment, and as such, we are more likely to host a two-income household or those who can present a strong case for consideration. A formal interview process will be arranged conducted via conference call. Please be informed, factors such as credit score, annual income, and references may be asked during the interview. The lease will be for 1 year. After the year, the lease may be extended and terms renegotiated for valued tenants.
