4. Late & Returned Payment Fees
Late Rent Fee: 5% of monthly rent if payment is received more than 3 days after the due date.
Returned Payment Fee: $40 for any returned or failed payment (NSF, declined ACH, etc.).
5. Move-Out & Lease Termination Fees
Move-Out Cleaning Fee: $250 if the property is not returned in move-in condition.
Lease Break Fee: Equal to one month's rent ($1,300) if the lease is ended before expiration.
Unreturned Key Fee: $50 per item (key, remote, or access device).
