Lease is a minimum of one year and begins May 28, 2026 and ends May 28, 2027. It is a 3 person lease unless the individuals are related/family. Landlord collects security deposit, last's month's rent upon Docusign lease signing. The lease is required to be signed within 5 days after it is sent out. Security deposit is due within 2 weeks of lease signing and last month's rent is due within one month after lease signing. First month's rent is due before move-in and would reflected June 2026. If tenants are non-related and college students, tenants will all sign the lease and also need a parent co-sign to sign the lease for each tenant.
Tenants are responsible for rent, oil/heat bills due back to landlord one month after each bill is sent out, electricity (in their own name) and cable/internet.
Landlord pays $100/quarter of the water bills. Tenants are responsible for overages which are unusual. Landlord pays for grass to be cut, trash/sewer and recycling fees/Borough inspections and taxes.
No pets, no smoking, no drugs or drug paraphernalia and non drinking under age 21. No wet wipes for septic system. No parking on grass--only in spots allowed in back parking lot.
Tenants are responsible to keep a clean living environment and are responsible for moisture and mold control in laundry room and other living spaces that require proper ventilation. Tenants are to keep property clean inside and outside.
