AVAILABLE NOV. 1. The tenant(s) is/are responsible for all utilities, which will be placed in their name(s). Rent will be due on the first of every month. There is no smoking and a maximum of 2 pets. There is a $150 pet deposit. Photos of pets must be shared for insurance purposes. A security deposit will be collected at the commencement of the lease agreement. Tenant(s) must carry renters' insurance. There is a mandatory credit and background check; there should be no previous evictions and excellent references. Please note the requirement of 3 times the monthly rent in income and a credit score of 680 or highter. The 30% income to debt ration necessitates a monthly pre-tax income of at least $5400, If credit is lower, a higher deposit and a co-signer will be required and the co-signer must have a credit score of 700+. Each applicant 18 years of age or older must complete a separate rental application. There is a $47 application processing fee that must be paid online, which is non-refundable. Should there be more than one applicant, scores will be blended to arrive at a decision. Please provide your 2 most recent paycheck stubs. If you are retired or self-employed, please provide a copy of your last year's income tax return and bank statements from the last 3 months. All "other" income (e.g. retirement, SIIS, child support) must have reliable documentation for consideration. Photo identification is also required. Should any information provided on your application prove to be false or misleading, your application will be denied and your application fee(s) forfeited.
