The apartment is in the middle of a row of three apartments; a one bedroom on one side, another studio on the other, and all three over a row of storage garages, that make up the rear building of this complex. The apartments are accessed by a set of stairs and porch along the length of the building. The apartment faces East on the front (and kitchen side of the apartment) and West on the far side, so it gets lovely light throughout the day. The apartment is over a garage, so no one living above or below and with plaster walls, likely no noise from either neighbor. LEASE TERM: August 2025 - August 2026 PARKING: On street parking. SMOKING: No smoking or vaping. UTILITIES: Tenant is responsible for electric and internet services. Water, sewer and gas (for radiator heat and hot water), provided by City of Charlottesville, are billed to the Landlord; tenant pays a flat monthly fee to pay these bills (probably $50). At lease end, Landlord calculates the actual cost of these utilities and either refunds monies that were not spent or collects from the tenant if the bills exceed what the tenant paid through the lease term.
