Plumbing issues caused by discarding items that do not belong in the toilet (such as paper towel, paper, etc.) - Tenants is required to obtain permission from the landlord of any repairs/replacement of appliances such as fridge, dishwasher, bath tub, shower, sink etc., to ensure it is to landlord's satisfaction. - Tenant is responsible for mowing the lawn (Lawnmower will be provided) and snow removal in front of the house. - Tenant is responsible for keeping inside and outside of the house clean and proper. - Tenant is responsible for any issue that was left for a long period of time without being reported, and therefore worsening a situation that could've been easily remedied if the landlord was notified in time - Rent is due on the 1st of the month. A grace period of 5 days will be given. On and after the 6th day, there will be $20 per day interest added to the rent. - Eviction process will be initiated if rent is not paid after the 3rd week of the month unless an agreement is made with the landlord. - Returned check fee - $35.00 per occurrence - Severability Clause - If any provision of this agreement or the application thereof is determined to be invalid or unenforceable, it shall not affect the enforceability of any other provision in this agreement. Instead, the invalid or unenforceable provision shall be deemed severed from this agreement, and this agreement shall be enforced as if the agreement did not contain the invalid or unenforceable provision." - Joint and Several Liability: Everyone on the lease is responsible for the entire rent amount and any damages or lease violations. They are responsible both jointly (meaning everyone on the lease can be held responsible for a lease violation) and individually (if someone moves out, the remaining tenants are still responsible for the entire rent, not just their share). - Grounds for Termination of Tenancy: failure to pay rent, safety violations, criminal activity on the property, smoking in the house, subletting, Airbnb, VRBO or any kind of rental. - Lease Renewal: Lease will expire at the end of 1 year term. Lease needs to be renewed 60 days prior to the lease expiration if both Landlord and Tenant agree to the renewal. Landlord reserves the right to increase the rent according to market value at the time of renewal. If the tenant intends to move out at the end of the lease tenant needs to send intent to move out notice (letter or email) 60 days prior to the end of lease term. If tenant fails to give 60 days' notice to the landlord, the tenant will be held responsible for the equivalent rent due for 60 days after notice is given. - Property needs to be in same or in better condition when Tenant moves out - Use of Premises: All tenants over the age of 18 should be on the lease, and occupancy should be restricted to those listed on the lease. No long term guests are allowed (any one staying at the property for more than 1 week is considered long term guests) or they need to be added to the lease as long as occupancy laws allows.
