Information must be legible and verifiable. If information given on the application cannot be checked out and verified, this is a reason for rejection. Omission of information, such as an address or employer, may be grounds for rejection. On site tour of the property is required prior to submittal of application. IDENTIFICATION AND APPLICATION PROCESS Every person over 18 must be screened and must provide a government-issued photo ID. HOUSING HISTORY Applicants must have a positive housing history. We require the name, valid telephone number, email address of each landlord/property manager/mortgage holder (2-3 references) or contract for deed payee for each address you have lived at for the last three years (unless extenuating circumstances require otherwise). A positive housing history is one of the most important things considered in screening an application. The refusal of a prior landlord to give a reference, or a negative reference, may be grounds for rejection. EVICTION FILINGS Unlawful detainers or evictions may be basis for rejection of an application. CREDIT A score of 725 or higher is required on the Rental History Reports background screening. We encourage you to find out your own credit score by yourself, because that is free at FREECREDITREPORT.com. If you decide to pay for a background screening the cost of that will be determined by the providing agency. Screening will be conducted by TransUnion / SmartMove Rental Screening Solutions LLC. Mysmartmove.com cost of report to be paid by each applicant. Reusable tenant screening reports are not used for this property. A positive credit history is required. An adverse bank or credit reference, high debt, past due or dishonored debt, or absence of a credit history may be grounds for rejection. INCOME Income from valid sources must be sufficient to pay the applicant's rent and other predictable living expenses. Household income must be greater than 3.5 times the rent. BUSINESS RELATIONSHIP The relationship between a landlord and tenant is a business relationship. OCCUPANCY Maximum number of residents equal to two persons unless notified or negotiated otherwise. CRIMINAL HISTORY Applicants who have a criminal history may be rejected. EMPLOYMENT STANDARD All Applicants must be employed. The employment must be verifiable. A recent paystub must be provided. If applicant is not employed ie: retired, proof of reasonable funds or alternate source of income must be provided to insure ability to pay rent.
