Screening Release must be signed by all applicants 18 years of age and older prior to making application.
Credit screening ran through On-Site and follows all State and Federal Guidelines is paid by all applicants upon making application.

Applications available only AFTER all tenant/occupants have toured the home in person. All documents MUST be provided with application in order for application to be ran. Document requirements are listed on the Tenant Screening Criteria Provided and Include the following:

1. Copy of Valid State Photo ID (all occupants 18+)
2. Copies of previous two months paystubs (for all income used for qualifying rental income (3X rent amount)
3. Signed Rental Criteria Form (all occupants 18+).
4. Name, current address, phone number, emails, vehicle information of all applicants 18+ submitted to Landlord.
5. Signed application (all occupants 18+)
6. Move-In date on or before September 1, 2025
Rental Criteria includes:
Credit score 720+ (all applicants 18+)
Monthly household income = 3x rent amount
Positive rental and employment history (previous 2 years)
Bankruptcy, if any, must be closed/discharged
Meet all On-Site credit requirements per state/federal regulations.
Service Animal disclosed to Landlord and any allowable documentation provided at time of application.

Upon approval a holding fee of $1500.00 must be submitted within 48 hrs or owner will move on to the next applicant. Holding fee is non-refundable and shall be applied to the first months rent upon move-in on agreed date. If tenant/applicant does not move in on agreed date and pay full rent/deposit balance owing, owner shall retain holding fee and move on to the next applicant. First month rent, deposit (less holding fee amount previously paid), and Cat Pet Deposit (if applicable) are due upon signing and move-in.
Rent is due the first of each month and late if not received by 7:00 PM on the 5th (Late Fee applies). Rent payable via Zelle (preferred) or Venmo. Utilities are due and payable by tenant upon receipt DIRECT to utility companies. Failure to pay utilities as agreed is grounds for lease termination.
