Tenant is responsible for paying for water usage through IA American Water Utilities and electricity through Mid-American Energy. Payment for these utilities must be made directly to the utility companies and are not included in the rent. Trash and storm water charges are billed with the rent and are the responsibility of the tenant. These charges are due on the same date as the rent payment. A non-refundable pet deposit of $250 is required for cats and dogs. This fee is due at the time of move-in and will not be returned at the end of the lease. Tenants who require an emotional support animal (ESA) must provide the necessary documents for approval by Fair Housing. Once approved, the tenant may keep their ESA in the rental property without additional fees or deposits. The lease term is for a period of 12 months and may be renewed upon agreement by both parties.
