(Lease Guidelines)
1. Written Notice to Vacate
Require a 30 days' written notice before the end of the lease term.
Notice must be delivered in writing or email. Text alone isn't enough.
2. Cleaning & Condition
Tenant should:
Remove all personal belongings.
Sweep, vacuum, and mop floors.
Wipe down countertops, cabinets, shelves.
Clean appliances (inside & out, including oven & fridge).
Remove all trash and debris.
Leave all walls free of excessive marks, holes, or damage (beyond normal wear).
3. Repairs
Patch small nail holes.
Replace any burned-out lightbulbs.
Replace any missing or damaged smoke detector batteries.
Fix any tenant-caused damage noted during the lease.
4. Keys & Access Items
Return to landlord:
All house keys, mailbox keys, gate cards, garage remotes, and fobs.
5. Utilities
All utility accounts should be closed or transferred on final day of lease.
Provide proof that utilities were paid up to move-out date .
6. Forwarding Address
Florida law requires the tenant to give a forwarding address so I can send the security deposit refund or notice of claim.
7. Final Walkthrough
Best done after the unit is empty and cleaned.
Document with date-stamped photos/videos.
Compare to move-in inspection to determine damages beyond normal wear.
