Additional - The Landlord may enter the Premises at reasonable times for inspections, repairs, or to show the property to prospective tenants or buyers, with prior notice to the Tenant. In case of emergency (e.g., water leak, fire), the Landlord may enter the Premises without prior notice. If the Tenant fails to pay rent or breaches any other provision of this lease, the Landlord may terminate the lease, and the Tenant must vacate the Premises The Premises shall be used solely for residential purposes and shall not be used for any illegal activities. No subletting or assignment of the lease is permitted. The Tenant shall maintain the Premises in good condition and immediately notify the Landlord of any needed repairs. The Tenant may not make alterations or improvements to the Premises, including painting, without the prior written consent of the Landlord. Any alterations made with permission shall become the property of the Landlord at the end of the Lease Term unless otherwise agreed in writing.
