1. 1 Bedroom / 1 Bathroom 2. Each apartment has its own central air unit so you can personally control the temperature 3. Each apartment has its own hot water tank so you don't have to worry about not having hot water ever unless a problem would arise with that individual hot water tank in particular 4. The Range and Refrigerator are included in all apartments (The Oven Range is Electric) 5. The balcony and staircase leading up to the second floor has night lighting 6. Ron (my father) and I manage all of the maintenance/repairs and fix any issues that arise usually within 24 hours depending on the level of problem - emergency problems will be responded to immediately 7. Ron and I manage all of the snow shoveling on the balcony, staircase, and sidewalks during the winter, as well as snow plowing and salting 8. As Landlords, we pay for the natural gas, sewer, garbage, and water 9. Tenants have access to a large commercial garbage bin located on premises 10. The apartments DO NOT have hookups for laundry, therefore we always mention that there's a laundry mat less than a block away, across from Kwik Fill gas station in Saegertown. 11. I'm current working on setting up Electronic Fund Transfers for tenants to pay their rent electronically if they so choose to (acceptable forms of rent payments are: cash, check, money order, and soon to be Electronic Fund Transfers 12. I'm currently working with Armstrong and my IT friend in order to implement Free WiFi for all Residential tenants I'm not exactly sure when this will be installed since I'm currently working on it but should be late 2019 or Spring 2020 13. Tenant is responsible for the following: Electric (Penelec) Average monthly cost = $65-85 Cable/Internet/Telephone (Armstrong) Average monthly cost = Depends on what you get *We have been known as Landlords to give the full security deposit back when tenants move out as long as they have fulfilled and completed our Lease Requirements and no damage was done while they lived there. *To Move-In: We ask that all tenants pay First Month Rent & Security Deposit (The Security Deposit is the same amount as the monthly Rent) *We ask that all Tenants have the carpet in the apartment professionally cleaned when they move out (we provide a reference for everyone with who we recommend); however, we are okay with tenants choosing another professional cleaning service. *No pets are allowed and all apartments are non-smoking but tenants are more than welcome to smoke outside on the balcony as long as they dispose their cigarette butts appropriately
