A professional cleaning will be completed prior to your lease start. 1. LEASE TERM: The initial term of this Lease shall be for a period of twelve (12) to fifteen (15) months, to be confirmed in writing by both parties prior to commencement. Upon expiration of the initial term, this Lease shall automatically convert to a month-to-month tenancy unless renewed in writing by both parties. 2. RENT: Tenant agrees to pay Landlord as base rent for the Premises the sum of $2,389 per month, payable in advance on the first day of each calendar month. A late fee of $200 will be assessed if rent is not received by the 4th day of the month. 3. SECURITY DEPOSIT: On execution of this Lease, Tenant shall deposit with Landlord the sum of $500 as a security deposit. The deposit shall be held by Landlord as security for the faithful performance by Tenant of all terms and conditions of this Lease. The deposit is not an advance payment of rent. The deposit, less any deductions for damages, cleaning, or unpaid rent, will be returned to Tenant within [Number] days as permitted by state law after the Premises are vacated and keys are returned. 4. SMOKING POLICY: Smoking is strictly prohibited inside the Premises, including all interior areas and any shared or common areas. For the purposes of this Lease, "smoking" includes cigarettes, cigars, pipes, electronic cigarettes (vaping), and marijuana. Smoking is permitted only in designated outdoor areas, if any, and all debris must be disposed of properly. Violation of this policy may result in fines, deep-cleaning fees, and/or termination of the Lease. 5. PARKING POLICY: Tenant is assigned reserved parking space(s) in the driveway and garage. All vehicles must be currently licensed, insured, and operational. Landlord is not responsible for damage to or theft of vehicles or their contents. Any guest parking is subject to the same rules and is available on a first-come, first-served basis. 6. PET POLICY: No pets of any kind are allowed on the Premises, even temporarily, without Landlord's prior written consent. If permission is granted, the following terms apply: Pet Deposit: A refundable pet deposit of $250 is required. Pet Rent: A monthly pet rent of $100 per pet will be charged. Restrictions: The following restrictions apply: [e.g., Breed and size restrictions, limit on number of pets, must be spayed/neutered]. Responsibilities: Tenant is responsible for cleaning up all pet waste immediately, controlling noise, and ensuring the pet does not damage the Premises or disturb other residents. Tenant must provide proof of current vaccinations and license. Any violation of the pet policy is grounds for immediate termination of the Lease. 7. TENANT MAINTENANCE RESPONSIBILITIES: Tenant shall, at their sole expense, maintain the Premises in a clean and sanitary manner and be responsible for the following: Routine Maintenance: Replacing light bulbs, batteries in smoke/CO detectors, and air filters for the HVAC system on a regular basis (e.g., every 90 days). Minor Upkeep: Keeping interior windows, floors, and surfaces clean. Keeping gutters and downspouts clear if specified by Landlord. Plumbing: Taking reasonable steps to prevent clogged drains and toilets. Tenant will be responsible for the cost of clearing any blockages caused by tenant misuse (e.g., flushing inappropriate items). Pest Control: Promptly disposing of garbage and keeping the unit clean to prevent pest infestations. Tenant may be responsible for the cost of treatment for pests introduced or attracted by their living habits (e.g., ants, cockroaches, rodents). Damage Reporting: Tenant must promptly notify Landlord in writing of any damage, defect, or necessary repair to the Premises. Failure to report issues in a timely manner that results in further damage may make Tenant financially responsible. Exterior Areas: Maintaining any yard, patio, or balcony in a neat and orderly condition, including watering grass and weeding garden beds, unless otherwise provided by Landlord. Winterization: Tenant is responsible for [e.g., keeping exterior stairways and walkways clear of ice and snow], unless this service is provided by Landlord. 8. LANDLORD MAINTENANCE RESPONSIBILITIES: Landlord shall maintain the Premises in a habitable condition and make all necessary repairs to the structural components, roofing, plumbing, electrical, heating, and air conditioning systems, and major appliances provided by the Landlord, in good working order. 9. QUIET ENJOYMENT: Tenant shall be entitled to quiet enjoyment of the Premises. Tenant shall not disturb, annoy, endanger, or interfere with other tenants or neighbors. 10. ENTRY BY LANDLORD: Landlord or Landlord's agent may enter the Premises at reasonable times with at least 24 hours' notice to inspect, make repairs, or show the property to prospective tenants or buyers. In case of emergency, Landlord may enter without notice.
