Formerly known in Minden as the "Albers" building, this historical structure located on the SW corner of Minden's scenic square, is the oldest structure in the downtown district. Built in 1886 this building has seen and survived a lot. After the closing of the previous business located here, the building sat vacant and was in need of a full renovation to bring it back into service for the community.
In a joint effort between the City of Minden, South Central Economic Development District, the State of Nebraska, and Longshot Property Development, a major project was undertaken and funded to convert this dead structure into a living part of Minden once again. This project has resulted in the creation of Zu Haus Flats, featuring (5) new apartments with modern loft layouts, amenities, and the style of "big city" units at an affordable price. Each unit has its own unique qualities and layouts.
On the ground level of the building is 52 Taphouse, a taproom serving locally made craft beer, wine, with some food options. A small outdoor amenity space is available in the NW corner of the property for tenants only.
Units are under active construction with Feburary 2026 occupancy. Applications are open now.
UNIT 203 - How do you feel about a view of the night sky over a kitchen island? Original to the building, the skylight was fixed and updated with a modern acrylic cover to give a unique feature to this unit. 203 boasts two bedrooms, high 12' ceilings, an expansive kitchen and a East view of the square through its tall windows. Add in some exposed brick and header details and 203 makes an impression. Unit includes tower washer/dryer. A high efficiency mini-split system allows for individual zone control in each bedroom and living space.
Included in the monthly rent is ALL utilities, fiber internet with wifi and direct connections available in each living space and bedroom, and all appliances already stocked in the unit.

Zu Haus Flats upper-story rental units have been financed in part through the Nebraska Affordable Housing Trust Fund (NAHTF) through the State of Nebraska Department of Economic Development, in partnership with the City of Minden. Eligibility for TENANTS to reside in a rental unit is based on an Income Qualified Application based upon TENANTS' household income. The OWNER will determine the TENANT'S eligibility based upon NAHTF regulations. Eligibility at the Income Qualified Rate will be determined upon the execution of this lease agreement and annually thereafter. A TENANT is not displaced in subsequent income reviews if their household income exceeds 120% Area Median Income for Kearney County, however, at that annual review time their monthly rate would increase to the 'Market-Rate' rent upon 30-day notice. These units are funded by the Nebraska Affordable Housing Trust Fund and will be under its guidelines and regulations for eligibility and rental rates. These are NOT low income housing units, but do have income criteria to ensure these units remain available for their target groups.
The example incomes listed are the maximum income allowed based on the number of people living in the unit. Please reach out if needing the income cap for more than 3 person household.
Standard lease will be 12 months, but if a different amount of time is desired, please feel free to contact the owner to discuss.

Should a tenant's income move above the threshold amount, the unit will change to a market rate for 30 days to allow time for the tenant to find new housing. This policy is in place, per state rules, to ensure the units remain available as affordable housing units.
Annual income verification will be required at the start of each year to ensure continued eligibility, per state requirements placed upon the landlord for compliance.
The monthly lease rate includes ALL utilities and fiber internet in unit.
Renter's insurance will be required with annual proof required at the same time as income verification.
