Tenant is required to maintain this renters insurance for the entire length of the Lease term, including any extension periods. Proof of insurance must be provided to the Landlord prior to Tenant taking occupancy. Renters insurance required, including at least $200K in liability coverage and listing landlord as additional insured. PET RULES Pet's must be approved by Landlord. Tenant agrees to abide by the following rules: Pet must be housebroken. Pet must urinate or defecate only in the identified area marked outside (southeast corner of back yard). Tenant must take all reasonable action to prevent the pet from violating the rights of other persons. This applies whether Pet is inside or outside of the dwelling. Pet must not cause any damage to Premises. Pet must be kept up to date with rabies and other mandatory vaccinations. Pet must be kept on a leash or pet carrier when outside the dwelling or the tenant's private fenced yard area. Tenant will immediately and permanently remove the pet from the premises if Landlord receives reasonable complaints from neighbors or other residents or if Landlord, in Landlord's sole discretion, determines that Pet has disturbed the rights, comforts or conveniences of Tenant's neighbors or other residents. Tenant will promptly remove any offspring of Pet from the premises. Landlord or other authorized persons access to the dwelling as permitted by the lease. Tenant authorizes Landlord to permanently remove Pet if, in Landlord's reasonable judgement, Tenant has either abandoned Pet, left the pet inside without food or water for an extended period of time, failed to care for a sick pet, or repeatedly allowed the pet to defecate or urinate in prohibited places. LIABILITY FOR PET RELATED DAMAGES Tenant is responsible and liable for the following: Any and all damage to Premises caused by Pet. Damage caused by Pet is not considered normal wear and tear. Any and all personal injuries to any person caused by Pet. Any and all damage to any person's property caused by Pet. Any reasonable costs incurred to clean, deodorize, replace or repair any part of Premises, including but not limited to the flooring, doors, walls, drapes, windows, screens, furniture, appliances, yard, lawn, fences, or landscaping. Tenant promises to indemnify and defend Landlord, against any attorney's fees, costs, damages, or other expenses that are incurred due to the act of Pet. ASSIGNMENT AND SUBLETTING Tenant shall not assign this Agreement, or sublet or grant any license to use the Premises or any part thereof without the prior written consent of Landlord. Consent by Landlord to one such assignment, subletting, or license shall not be deemed to be consent to any subsequent assignment, subletting, or license. An assignment, subletting, or license without the prior written consent of Landlord or an assignment or subletting by operation of law shall be absolutely null and void and shall, at Landlord's option, terminate this Agreement. This restriction applies to any form of lease or rental arrangement including short-term rentals (e.g. AirBnB, VRBO, etc.) DRUG FREE HOUSING. The use of any federally-prohibited drug ("Drug") is not allowed on the Premises. Further, Tenant(s) and their guest(s) will not engage in any Drug-related illegal activity including but not limited to the use of, sale, growing, possession or manufacturing of any federally prohibited Drug(s) on or near the Premises. Landlord may terminate this Agreement if Tenant and/or guests engage in such activities. If this provision is violated, Tenants will be subject to charges, damages, and eviction. Tenant forfeits their security deposit(s) if there is any evidence of Drug-related activities on the property.
