    3 Bedroom, 2 bathroom house for rent from November 1, 2025 to March 31, 2026. Located in town in Granby, walking distance to restaurants, schools, post office and parks. $4,000 a month rent plus 2/3 of the electric, gas, water and sewer. Trash and internet not included, but can be set up by renter. Up front deposits include one month's rent, a $300 pet deposit if any pets and a $300 hot tub deposit if the hot tub is to be used. The hot tub is to be used (hot tub can be winterized if not to be used). In winter, utilities tend to be around $150 for gas, $480 for electric, $170 for water, and $40 for sewer per month. At 2/3 this would be around $560 per month. However, this could go up or down depending on how much electricity, heat or hot water you use. Currently, we both work from home and use a lot of electricity for computer systems. House has a full kitchen, dining room, living room, family room and laundry room in addition to the three bedrooms and two bathrooms. Washer and dryer included. The house has a nice back yard, a dog run, two back yard patios and a hot tub. The house consists of two separate living units with separate entrances, completely locked off from each other. The front, two story one bedroom apartment is already rented to a local couple. This is why the utilities are only 2/3. The main house that is for rent is all one story. You will share the driveway with the front apartment and will share the snow removal responsibilities. Other than the driveway, you will not see or hear them. There is a one car garage, a quonset hut (tent garage), and two storage units that will not be available for use until we are able to move all our belongings out. The garage can be used for a trash can until it is fully available. It is unclear how long this will take. The house will be partially furnished. The furniture in the pictures is not the furniture that will be in the house. We are switching our furniture with furniture in the house we are moving to. The couch and bar stools shown will remain. The house will have two queen beds, a coffee table, two leather chairs, a dining room table, dining room chairs and some other chairs that are not currently shown. The pictures are just to give you an idea of what the interior looks like, but are not great pictures due to the fact that we are currently preparing to move. Keep in mind that the furniture will be different and the walls will be painted a neutral off-white by November. Please no cats, but dogs may be ok. The dining room has a doggie door that leads to a small dog run on the side of the house. Available from November 1, 2025 through March 31, 2026. Renter will pay 2/3 of the electric, gas, water and sewer fees. Renter will pay for their own trash removal and internet access. See the description for typical utility costs.
