The building is walking distance to grocery stores, the city library, City Creek Park or shopping mall, restaurants, breweries, and more downtown. The UTA light rail has multiple stops within a couple blocks of the building, including train lines to the airport, the University of Utah, or down south for a Real Salt Lake soccer game without changing trains. The kitchen has high end modern appliances including large Viking fridge/freezer and gas range. The hall closet houses a stacked washer and dryer combo. The unit s balcony has a nice view, can accommodate a gas grill, and overlooks the dog run at this pet-friendly building. There is a shared patio area for the building including hot tub and grill, as well as an indoor area with big screen TV, couches, and books. One parking spot and a storage closet (about 10 x4 ) in the building garage are included in the rent (unlike most local large apartment complexes.) Renters are responsible for electricity, and this bill is usually low, ranging from $15 most months to $60 during the heat of the summer if you use AC. Google Fiber is available for this building starting at $50/month and is lightning fast (unlike local large apartment complexes which tack on mandatory slow cable Internet + TV packages!) Water, sewer, gas, and trash are included in the rent (rare for downtown SLC.) The majority of the units are owner-occupied and people are serious about noise, safety, and security here. The sound insulation in this building is great. You can barely hear your neighbors, even if they are vacuuming right above you. The building is very secure and requires fob access for the exterior door and elevator, in addition to the lock on the unit door. Packages are delivered right to your door with no worries about front porch theft! All Home Owners Association (HOA) rules must be followed on the property. The HOA documents will be provided for review in advance. They are very dense but this basically amounts to: no smoking, park in your own space, don t keep random items in your parking spot, leash your dog on the property, no excessively loud noise, and respect other occupants, etc. Easy! Lots of owners here have dogs and well-behaved pets will be considered in this unit. A refundable pet deposit of $500 will be required as well. We would like to meet the pet(s) in advance. The first month s rent and a security deposit equal to one month s rent are due at lease signing. A 12 month lease is required. A credit and background check will be performed at a cost of $40 to the applicant.
