    People familiar with this quaint part of Pittsburgh called Friendship, will recognize this unit as a one-of-a-kind apartment. With approx. 1900 SF, this is one of the largest 3 / 2 apartments in any of the historic homes or apartment complexes in the entire Friendship / Bloomfield area. Typical tenants tend to be individual professionals, graduate students, professional young couples, dental students, law students and nursing students. Why just live in Pittsburgh when you can live it! This apt feature's restored historical craftmanship with 2 large stain glass windows and 10' ceilings throughout. Upgraded amenities like quartz counter tops, new stainless-steel appliances, a dishwasher, a deep sink and cabinets with pull out drawers have also been introduced. This apt has large bedrooms, newly remodeled bathrooms with heated tile floors and oversized showers. This is an AC cooled apartment. The foyer can be used as a secure indoor bike storage area. This apt is 100% of the second floor and almost 25% of the first floor. Additional upgrades include extra insulation for sound dampening, energy star appliances and numerous additional features for energy conservation. The entrance to this unit opens into a vestibule and then into a large foyer. There is a Hyatt House, 5 guys, Ritter's Diner and a Dunkin Donuts at the end of the street. All good places which are located within a short walking distance when family, friends or guests come to visit. You can't miss the large wrap-around front porch with a new porch swing for the tenants to enjoy. A total of six off-street parking spaces are located behind the house. Two of these off-street parking spots are set aside for this unit. The front yard has a large, impressive flower garden and several large shade trees. The front and back yards have been landscaped with a wide variety of over 200 perennial flowers that bloom throughout the year, year-after-year! This small triangular shaped neighborhood is bordered by Baum, Liberty and Penn Ave. It's approximately 1.5 miles from CMU and Pitt. Google is exactly 1 mile away. This home is located on S. Atlantic Ave within walking distance to UPMC Children's Hospital, and West Penn Hospital. S. Atlantic Ave is a one-way street. This house is located directly across from a vacant lot. Because of the vacant lot, this apt has more privacy. This vacant lot also allows for extra parking in front of the house day or night for guests and overflow parking. (*Permanent overnight street parking does require a city permit.) This home sits on an oversized lot with a huge, shaded back yard for friendly get togethers or weekend Bar BQ's. Many of the landlords and property management companies that own these historic homes have removed or painted over the original craftmanship features while subdividing the larger units into smaller units to increase revenue. This home still has the original 4 large units. Each apartment still has their own private entrance. Each of the 4 entrances are still located on a different side of the house so no shared entrances. I've had several landlords ask, "Why haven't you split your larger units up to add more units?" My answer is always the same. First, it's against city code to add units without a permit. Plus, I'm only looking for a few responsible tenants who are seeking a really comfortable and relaxing environment to call home. The more units you have, the more people you'll have sharing floors and utilizing smaller units. The more tenants and guests that are coming and going, the harder it is to control the noise and provide the same level of safety. Yes, it's less profitable to have fewer units, but the tenants who have chosen to live in this home tend to be more selective and prefer a low-density environment because it provides a safer and a quieter environment. This home is over 6,000 sf. Complete home renovations are extremely rare in this neighborhood. This whole home remodel started 9 years ago and took over four-years to complete. Unfortunately, these types of remodels are no longer affordable, which makes each of the four units in this house very unique. A larger electrical breaker box was installed as an added safety feature. The Utility area where the washer and dryer units are located is in the basement, which is accessed via an interior stairway accessed from the rear apt door. Extra lighting comes from recessed lighting and new dual pane windows for added comfort. Plumbing and electrical wiring can become major problems in homes over 100 years old. After 100 years, the main sewage plumbing stacks will eventually narrow down or rust shut, which can create a very messy problem for all of the units. All of the plumbing in this home has been replaced by a licensed plumber - including the entire main plumbing stack. Many of these older homes were originally wired using a turn of the century product called knob and tube wiring. This electrical product was later deemed to be a fire hazard. Some landlords have replaced it, and some have not. The old wiring in this house has been completely disconnected or removed throughout the entire house and brought up to new electrical codes by a licensed electrician. These upgrades bring both the plumbing and electrical wiring in this home up to current building codes as an added safety measure for these tenants. A new energy star hot water heater was installed for increased tenant comfort along with two new whole house energy star heating units. Tenants are allowed to have a cat or possibly a very small dog (20 lbs. or less) as a pet. However, the majority of this unit is predominantly on the second floor which means no doggy door. Sorry, I love big dogs but unfortunately, they aren't allowed because of all the wood floors in this unit. There is a one-time $250 non-refundable pet fee (per pet). The two energy-star gas furnaces are shared by all 4 units in this home. Utilities cannot be divided out. Landlord pays all utilities and charges A SET MONTHLY UTILITY FEE of $300 / monthly which works out to ($100 / person) for three tenants, or $240 / month if there are only two tenants ($120 / person), 1 person (negotiable). This fee covers ALL additional monthly expenses and is IN ADDITION to the monthly rental fee of $2225 for this unit. This capped monthly utility fee covers garbage, off street parking, electricity, gas, sewer, landscaping, a dedicated private trash collection service / commercial locked dumpster and water. This apt is equipped with window AC units. What's the point in even having AC if your utility bills are so high you can't afford to run it? If you compare your costs for utilities in a less insulated home versus this home, this set fee is a bargain. You can pay less in rent and more in utilities, or a little more in rent and a whole lot less in utilities. Which apartment would you prefer to come home to? Two large stain glass windows, 10-foot ceilings, original wood floors, curved leaded glass windows, ornate fireplace mantles and custom carpentry that were all part of this home when it was built, are still found in this apt today. The craftsmanship in this apartment alone is absolutely stunning. While this home was renovated to improve energy efficiency, security, and with safety in mind; the original features that captured the same charm and craftsmanship that were considered upgrades in many of these old Victorian homes at the turn of the 19th century can still be found in this home today. There are a few original features in this home that are no longer functioning: this home was originally built and heated by burning coal in all 11 fireplaces. All of the fireplaces have been capped. This apt comes does come with an electric fireplace unit. The original ice room has been replaced with refrigerators and the coal shoot leading into the basement storage area has been sealed off. Ice and coal deliveries were received for years after this house was completed in 1904. This apartment is available for viewing with a flexible move in date for the new tenants between early August to late September. This ad is only being posted on Zillow, Hot Pads and Trulia. Never on Craigslist. Renters' insurance is always suggested but not required. Unfortunately, this last requirement will eliminate some great potential applicants. This property is insured as a non-smoking / non-vaping house and property. This doesn't mean you wouldn't be a super tenant, it simply means I could lose the insurability of this home if someone moves in that smokes or vapes in it. Please think twice before applying if you vape or smoke. I neither want to lose the insurability of this home or cause any of my new tenants any hardship. My job as the landlord and owner of this home, is to be accessible and meet the needs of my tenants. It's my job to keep the house in really good condition and provide a safe and secure place for my tenants to call home.
