Storage:
Tenant responsible for keeping porch, walkways, and front yard clear of personal items. Outdoor storage limited to tenant's fenced backyard area only - no items in shared yard spaces. Trash bins must be stored out of sight except on pickup days. Landlord will regularly change HVAC filters. Tenant must report all maintenance issues, leaks, or property damage within 24 hours of discovery. Failure to report issues promptly that results in increased damage may result in tenant liability for additional repair costs.
Parking:
Maximum 2 vehicles per household for regular use - must park in garage/driveway. Guest vehicles permitted for short visits (under 72 hours). No inoperable vehicles, commercial trucks, RVs, boats, or trailers without written approval.
Smoking & Pets:
No smoking anywhere on property. Small dogs only - maximum 20 lbs fully grown, with $300 refundable pet deposit and landlord approval. No cats or large breeds. All occupants over 18 must be on lease. No subletting or short-term rentals (Airbnb, etc.) without written approval.
Painting & Wall Decor:
Walls are currently painted Sherwin-Williams "Creamy" (Zero VOC). No painting or permanent alterations without written landlord approval. You are welcome to hang pictures and decorations up with reasonable size holes!
Noise:
Reasonable quiet hours 10pm-8am weekdays, 11pm-9am weekends. Guests staying over 14 days in 30-day period require approval.
Renter's Insurance:
Tenant must maintain renter's insurance with minimum $100,000 liability coverage and provide proof within 7 days of move-in.
Application: $40 fee per adult, background/credit check (650+ score required), income verification (3x rent minimum), one reference required. Pro-rated first month's rent and security deposit due at signing.
