Maintenance responsibility will be handled by landlord upon notification or request with the condition of the tenant keeping clean and maintained. Any guest(s) who stay over 14 consecutive days or 30 total days/year require landlord approval. No illegal activity or business operations without written permission. Quiet hours are 10:00 PM to 7:00 AM. Landlord entry allowed for repairs, inspections, showings, or agreed work via 24-hour written notice. Parking & Storage Garage is included. Compact car fits in the garage. If the garage is not utilized for parking, storage is allowed, but will result in off-street parking. Ending the Lease Notice period must be no later than 30 days. Early termination fee will be applied if breach of contract occurs before end of lease agreement date.
