RENT & DEPOSIT
Monthly rent is $4,500, due on the 1st of each month. A late fee of $50 will be applied to any payment received after the 5th. A security deposit of $4,500 is required and is refundable within 30 days of move-out, minus any damages. Tenants who sign a 12-month lease qualify for a reduced rate of $4,250/month.
UTILITIES
All utilities are included in the monthly rent, including water, electric, gas, trash, and wifi.
TENANT REQUIREMENTS
Applicants must have a minimum credit score of 700 and demonstrate verifiable income of at least 2.5x the monthly rent. Landlord references are required.
PETS
Dogs are permitted with prior approval. No cats allowed. A non-refundable pet deposit of $500 is required. Tenant is responsible for any pet-related damage to furnishings, flooring, or landscaping beyond normal wear. Landlord reserves the right to approve or deny specific breeds or sizes.
SMOKING
Smoking and vaping are strictly prohibited inside the property.
CLEANING
Monthly professional cleaning is required using the landlord's designated cleaner. Tenant is responsible for paying the cleaner directly at a rate of $100 per visit, subject to the cleaner's rates. Failure to maintain the monthly cleaning schedule may result in a lease violation.
FURNISHINGS & PROPERTY CARE
All furnishings must be maintained in their original condition. No furniture may be removed or rearranged without written approval from the landlord. No nails, screws, or mounting hardware may be installed in walls without prior approval.
RESTRICTED AREAS
The owner's closet is strictly off-limits to the tenant. Entry into this space constitutes a lease violation.
SKI & GEAR STORAGE
All ski and outdoor gear must be stored in the garage. No wet or dirty equipment is permitted inside the home or on interior flooring or furniture.
GUESTS & SUBLETTING
Subletting and short-term rentals, including Airbnb or similar services, are strictly prohibited. Any guest staying longer than 7 consecutive nights requires landlord notification.
HOA COMPLIANCE
Tenant agrees to abide by all HOA rules and regulations for the duration of the lease.
SNOW REMOVAL
Snow removal is handled by the HOA.
MOVE-OUT
Tenant must provide 60 days written notice prior to vacating the property. A professional deep clean is required at move-out, and a receipt must be provided for the security deposit to be returned. A walk-through inspection will be scheduled within 5 days of move-out.
