Financial Requirements: - Initial Payment: Upon lease signing or on or before move-in, the tenant must pay the first month's rent plus a $800* refundable security deposit (total upfront: $1,625). *Note: security deposit could go up or down based on lease duration, history/background, agreement). - Background & Credit Check Required: A credit score of at least 670 is required, alongside verification of income or employment. An in-person meet & greet or video chat with the owner (possibly with any current roommates around) is necessary to ensure compatibility. - Late payment fees 3 days after payment is due is considered delinquent & you will be charged $50 every 7 days payment is not received. Pet Policy: - Dogs: Acceptable if well-behaved & compatible with the owner's 4.5yr old female boxer mix (very well-behaved). A pet deposit ($200) or monthly fee of TBD (~$20-25) may apply, depending on circumstances. - Other Pets: Small animals are usually welcome upon request. No cats due to allergies. Parking: - Left side of driveway (facing) & widely available non-congested street parking . Parking is first come, first serve w/other tenants. No campers or large trailers are allowed in the community for more than ~7 days or so (need permit). Tenant Responsibilities: - Maintain a clean, safe & sanitary living environment; clean up after any messes. The house shall be kept in a clean, organized, welcoming, and relaxed space. The room shall not have any smells and stains- it is the tenant of that room's responsibility to maintain and sanitary room. - Common house cleaning tasks/chores will be shared by all people living in the house (i.e. bathrooms, kitchen, vacuuming, dusting, etc.) - Proper use, care & economic use of lights, electronics, doors & windows (i.e. turn off or close if not in use). - Prompt reporting of maintenance issues or damage; tenants bear responsibility for any damage caused by them. - Communicate promptly with the landlord & other tenant on any issues, concerns, or needs. House Rules: - Shared living spaces with respect for privacy & property; permission is required before using items belonging to the owner & any other tenants (common approved items ok). - Adherence to HOA regulations (ask to review)- mainly to keep the front yard & house looking nice. - No major car work in the driveway, street, or garage unless approved. No excessive car washes in the driveway. - No smoking indoors; vaping & MJ (420) is allowed, with respect to all persons living in the house (one tenant does not like it.) - No excessive/crazy alcohol use; No illegal drugs/activities. - Social gatherings of three or more people & overnight stays longer than 2 days require the owner's approval &/or notice (to be discussed, but not necessarily every time). - No lying, deceiving, or taking advantage of the house, me, or the other tenant(s) for yourself, GF/BF, &/or friends- strictly enforced & can lead to immediate termination of lease with multiple incidents or a major incident (at least a 2 week notice will be given unless extenuating circumstances). Additional notes: - A Nest thermostat may turn down the temperature or enable eco mode at night or if no one is at the home (usually set but not always). This can be negotiated & times can be set based on schedules. - Storage space is very limited. The owner will work the best he can to help store the tenant's items that do not fit in the room, but if not possible, public storage may be required at the tenant's expense (or it may be possible to help/contribute to building a shed/storage unit in the backyard). - The owner has a lot of tools & appliances available for use. Tenant needs to be responsible & respectful; they will be held liable for any damages & messes they make.
