These standards are applied uniformly and without exception to all applicants in accordance with federal, state, and local fair housing laws. 1. Identification Each applicant must present a valid government-issued photo identification. Applicants must be at least 18 years of age to enter into a lease agreement. 2. Income Requirements & Stability Gross monthly income must be at least three (3) times the monthly rent amount. Acceptable income verification includes recent pay stubs, tax returns, employment verification, or other verifiable legal sources of income. Applicants must show a minimum of six (6) consecutive months of stable, verifiable income. Employment gaps or inconsistent income sources may result in denial, unless otherwise offset by additional verifiable savings, assets, or a qualified guarantor. 3. Rental History Applicants must provide a minimum of 24 months of verifiable rental history or proof of homeownership. Rental history must reflect timely payments, no evictions, no lease violations, and no outstanding debts to previous landlords. 4. Credit Requirements A credit screening will be conducted for each applicant. Applicants with recent bankruptcies, unpaid rental-related debts, or patterns of late payments may be denied. Applicants with insufficient credit history may be required to provide a qualified guarantor or additional deposit if permitted by law. 5. Criminal Background Check A criminal background check will be performed on all applicants. Applications may be denied for felony convictions involving violent crimes, sexual offenses, drug trafficking, property damage, or crimes posing a risk to persons or property. Arrests or charges without conviction will not be considered. 6. Occupancy Standards Occupancy is limited to two (2) persons per bedroom, plus one additional occupant, consistent with Texas Property Code and applicable fair housing guidelines. 7. Application Process All adults (18 years and older) must submit a separate rental application and pay the required application fee. Applications will not be processed until all required documentation and fees are received. Applications are reviewed on a first-completed, first-considered basis. 8.
