Longer terms may be available depending on the property. Security deposit: Typically equal to one month's rent, due at lease signing. Additional deposits may apply based on screening results or pets. Move-in costs: First month's rent, security deposit, and any approved fees are due in full before keys are released. Application and screening: Online application required for each adult 18 or older. Screening includes credit, background, income, and rental history. All applications are reviewed individually as part of our overall qualification process. Income guidelines: Household gross monthly income generally should be at least 3 times the monthly rent. Exceptions may be considered based on overall strength of the application. Rent payments: Rent is due on the 1st of each month and paid through our online resident portal. Late fees apply according to the lease if rent is not received by the grace period. Utilities: Residents are responsible for all utilities unless the listing specifically states otherwise. Residents are responsible for transferring utilities into their name by move-in and keeping accounts current. Maintenance and upkeep: Non-emergency maintenance requests are submitted through our online resident portal. Residents are responsible for basic home care such as keeping the home clean, changing light bulbs and furnace filters, and reporting issues promptly. Yard care and snow removal may be the resident's responsibility depending on the property; see listing details. Smoking: No smoking or vaping is permitted inside the home, basement, or garage. Pets: Pet policy varies by property and all pets must be approved in writing before move-in. If approved, additional pet deposit and/or monthly pet fee will apply. Breed, size, and quantity restrictions may apply. Renter's insurance: Proof of active renter's insurance is required before move-in and must be maintained for the duration of the lease. Occupancy: Maximum occupancy limits follow local housing codes and will be specified in the lease. Only approved occupants listed on the lease may reside in the home. Homeownership program: Residents may be eligible to participate in LadderUp's homeownership program, which offers education and coaching to help future homeowners prepare to buy.
