Longer terms may be available depending on the property. Security deposit: Typically equal to one month's rent, due at lease signing. Additional deposits may apply based on screening results or pets. Move-in costs: First month's rent, security deposit, and any approved fees are due in full before keys are released. Application and screening: Online application required for each adult 18 or older. Screening includes credit, background, income, and rental history. All applications are reviewed individually as part of our overall qualification process. Income guidelines: Household gross monthly income generally should be at least 3 times the monthly rent. Exceptions may be considered based on overall strength of the application. Rent payments: Rent is due on the 1st of each month and paid through our online resident portal. Late fees apply according to the lease if rent is not received by the grace period. Utilities: Residents are responsible for all utilities unless the listing specifically states otherwise. Residents are responsible for transferring utilities into their name by move-in and keeping accounts current. Maintenance and upkeep: Non-emergency maintenance requests are submitted through our online resident portal.
