I have had a lot of questions - here are some of the answers, I hope this helps you in your decision making.
1. You can make an offer, but let's not be unreasonable. This property is very close to the water, mostly level, and the house will be quick reno.
2. I have never lived in this house so I cannot attest to the functionality of the HVAC or plumbing. The power has been on - so I've witnessed working lights. I would budget this in my reno, that's why the price is so low.
3. After the previous owner died, their family put plywood on the windows. Other than that, the windows should be operational. At the current price of plywood - this is a bonus!
4. The previous owner's family emptied "most" of the items from the house, but there are still things to throw out. I personally emptied a lot of the basement, but there is still a lot of "stuff" to haul out of there.
5. The property is on a hill, backing up to a ravine with stream and pond below. No chance of flooding for the house.
6. If you visit the property - take a flashlight because the main bedroom is quite dark and that's where there are soft spots in the floor.
7. There are no restrictions in this area. It's a live and let live community. There is an electrical easement over part of the property. You will not be able to put additional permanent structures directly on the easement. However, you may place them along the easement where there is plenty of room before reaching the back of the lots.
8. The basement is a full pour, but with only a standard exterior door. This can be modified for a double or a garage door for better access.
