Overnight guests are stays are limited No vehicle washing. No smoking inside dwelling Septic System This dwelling uses a septic system which requires approved paper products. It is not designed/intended for grease or other products. Do not allow sanitary napkins, tampons, cigarette butts, kitchen grease, table scraps, refuse from garbage disposals and harsh chemicals and cleansers to enter your septic system, as these can cause buildup and clogs, and they can also interfere with the bacteria and enzymes that keep your septic system in good running condition. Limit, or completely eliminate the use of antiseptic cleansers and solvents, as these destroy the bacteria that are present in your septic system. Antiseptic cleansers include laundry detergents, bleach, hand soap, dish soap and certain polishes and general cleaning products. Use environmentally friendly cleaning products instead, as they do not contain antiseptic properties that can disrupt the performance of your septic system. 5) LIABILITIES Landlord is not liable for any damages to Tenant personal property. Tenant must insure his or her own personal property. Landlord is not liable to the Tenant, members of the Tenant's family, or Tenant's guest(s) for injuries sustained on any part of the property. 6) MAINTENANCE Landlord will maintain the premises on a regular schedule, including all battery devices for 2-door locks, 1- HVAC thermostat, 2-smoke and 2-CO detectors. Light bulbs, HVAC air filter, water heater blow down, lawn mowing, parking area snow removal, 3-fire extinguishers. Trash accumulation anywhere on the premises (yard, dwelling, creek, hillside, or wooded areas) is subject to immediate vacation of the premises. A trash container bin is provided for daily household trash, which Landlord will dispose of. Tenant is required to keep dwelling and fixtures in a clean safe form. 7) ALTERATIONS Tenant will not decorate or alter the premises without written approval by the Landlord. This includes, but not limited to, painting, wall papering, nails, hooks, screws, appliances repairs, carpeting, lighting fixtures, etc. Landlord will submit to Tenant an "alteration request form" for any/all changes they request. 8) ANIMALS No animals shall be permitted. 9) INSPECTION Landlord has the right to enter the premises for inspection, make necessary repairs or exhibit the premises for sale or rent, and in case of fire or other causes for the protection of the interest of the Tenant and /or Landlord. 10) VACATING PREMISES Tenant agrees, upon vacating the premises, to __0__ deliver keys * (0-electronic front door lockset, 0-electronic back door lockset, 0-bed/bath door) to the Landlord and to leave the premises in a clean condition, natural wear and tear can be expected. Security deposit will be refunded within 30 days from surrender date providing all the terms of this lease agreement have been complied with after all necessary of cleaning or repairs, if applicable, have been deducted. If the rent herein provided for shall at any time be arrears or unpaid, or if tenant shall violate or fail to observe any of the items, conditions, rules, and regulations set forth and referred to herein, or if the premises are used in a manner objectionable to the Landlord, the Landlord shall be entitled to the immediate possession of the premises. Landlord reserves the right to show the premises to prospective tenants. The front and back door locksets are electronically coded, a personal 4-digit code (XXXX) by tenants' choice will be assigned to them or changed at their request.
