Tenant Application Criteria for "The White House" 6-2022: Applicant(s) must be on time for appointments and respond promptly to all communications in order to be fair to all who apply. Each prospective occupant over age 18 must complete a RHAWA Seattle Premium Application form ($45.00). We do not accept reusable tenant screening reports. We use the standard Rental Housing Association of WA Lease. Each applicant must present valid government-issue ID for verification of application information. Each applicant must have a minimum credit score of 750. Applicant(s) must be able to pay full deposit of $2,000 and first month's rent of $2,950 at time of lease signing, or arrange for 3 monthly payments to fulfill the deposit requirement. Applicant(s) must have proof of adequate income, which may include any of the following sources: Most recent pay stubs Copies of tax returns if self-employed Copies of Social Security earnings, investment earnings, deposit slips Any additional sources of income such as alimony, child support, etc. Applicant(s) must have a combined gross income to rent ratio of 30% or more. Our rent of $2950 per month requires a combined gross income of $9,830 per month. Applicant(s) must have no excessive debt, the payments of which may impact ability to pay rent. Applicant(s) must have a good credit history free of negative credit issues which might indicate an applicant is high risk and/or has a history of payment delinquency. There can be no indications applicant has previously disturbed neighbors by violating noise ordinances as described in the Seattle Municipal Code. No indications that any of the occupants are smokers, as there is no smoking or vaping of any substance permitted on the property, neither are pets permitted, per our no-pet policy. Applicant(s) must have good references from prior landlord(s) and no evidence of prior evictions. Applicant(s) must have no more than two vehicles, both of which must be operational, and they must only be parked in the carport or on the auxiliary parking space on the property. The driveway access to both adjacent properties must always be kept clear. We perform an individualized assessment of any adult on a county, state, or national sex offender registry to determine whether a business reason exists to deny tenancy. We consider the nature and severity of the offense, the number and type of convictions, the time that has elapsed since the conviction, age at the time of conviction, evidence of good tenant history before and after conviction, and any additional information showing rehabilitation, good conduct, or other factors that you would like us to consider.
