Residential Lease Terms Checklist Lease start date: August 1, 2025 Lease end date: August 1, 2026 Pets are not allowed Lawn care is provided by landlord Smoking is permitted outdoors only All utilities are separate and tenant's responsibility No painting or alterations to the property without written permission from landlord Tenant must immediately pay for any repairs caused by their negligence or misuse All parties must be approved by landlord No loud music after 9:00 PM on weekdays No loud music after 12:00 AM on weekends 1. Quiet Enjoyment Clause Guarantees the tenant's right to reasonable peace and quiet, and obligates both sides to respect shared space boundaries. 45-day written notice required if not renewing lease; failure to do so may result in forfeiture of security deposit Landlord may show the property Monday Friday, 9 AM 5 PM, during the last month of lease, with 24-hour notice Tenant must maintain a clean home environment Landlord will inspect HVAC filters every 3 months and may inspect property at reasonable times with 24-hour notice Tenant must notify landlord via text or email if leaving the property for more than 7 days No locks may be changed on interior or exterior doors No subletting of the property is allowed Tenant agrees not to disable smoke detectors or carbon monoxide detectors and will notify Landlord of any malfunction. Non-emergency repairs will be scheduled within a reasonable time frame. Landlord will provide pest control treatment upon lease start. Tenant is responsible for maintaining a clean environment. Any infestation caused by tenant's actions or neglect will be treated at tenant's expense. All provided appliances (e.g., refrigerator, stove, washer and dryer) must be used properly. Damage due to misuse or neglect will be repaired at the tenant's cost. Tenant must report leaks, moisture buildup, or visible mold immediately. Tenant agrees to ventilate bathrooms and kitchens and not to block airflow to vents Tenant and Landlord will conduct a move-in and move-out inspection. Photos and/or checklists will document the condition of the unit. Normal wear and tear is expected; damage beyond this will be deducted from the deposit Security Deposit Details "Security deposit will be returned within 30 days of lease termination, minus any unpaid rent, cleaning fees, or damage beyond normal wear and tear. An itemized list of deductions will be provided. If the Tenant is absent for more than 15 days without notice and rent is unpaid, the property may be considered abandoned, and the Landlord may take possession after proper notice as required by Louisiana law. If Tenant remains in the unit without a signed renewal after lease termination, tenancy will convert to a month-to-month, unless otherwise agreed in writing Tenant must return the unit in clean condition, free of trash and personal items. Failure to do so may result in a cleaning fee deducted from the deposit Tenant shall not engage in or permit illegal activity on or near the property. Any such activity is grounds for immediate termination of the lease Occupancy is limited to 2 adults and 2 children. Any long-term guest (over 14 days within a 2-month period) must be approved in writing by the Landlord.
