This is a really special incredible space. If you don't get that and you want a flashy condo with grey floors and grey grey grey marble marble marble and what not, you do you. I'm happy for you. If you want an opportunity to live in a truly breathtaking flat with a cornucopia of pre-1900 artistry this is the spot for you: welcome to a truly unique property. Built in 1876 in the historic Liberty Hill district which was, at the time, a refuge for skilled artisans and craftsman. Originally constructed as a single family home (you can see signs of this in both units, happy to point them out), it was probably split into two units in the 1920s or 30s. As such, the entire bottom floor was built as the grand entertaining space. In 3737, you'll find an expansive 1200+ square foot floor plan including the original pocket doors, soaring 14 foot ceilings topped by extremely detailed crown molding, two working gas fireplaces, several large closets, enclosed private side yard. Hardwood floors. The works. I live upstairs which has a slightly larger floor plan because the kitchen was built out on to the deck. That said, I very nearly took the downstairs because it is so breathtaking. My sister, who also owns a house, has considered decamping to here. Huge windows and good light overall, great light for a first floor apartment, it helps that the building is detached on all sides. Includes a quaint private patio space. Noise transfer from the upstairs unit is negligible to non-existent. The pocket doors allow you to split the main bedroom and living room. Could be useful for visiting guests. The apartment essentially has 4 main rooms/areas. A front living room and adjoining bedroom. A dining room. And a kitchen/bathroom/utility room area. I think the location speaks for itself, but in case you're new to the area...half a block to Dolores Park, Tartine, Bi-Rite all of valencia street just around the corner. Market street is a short walk and you can catch the J 1.5 blocks away. I mean, it doesn't get much more convenient then this! I think this is sort of a self-selecting property, either you get it, or you don't. I'll be honest, I've seen plenty of other 1-2 bedrooms, with nice updated modern kitchens and parking for similar prices. Some of them are even quite charming, but none are as breathtaking. If this place is your jam but it's out of your price range don't write it off. I may have to lower the rent, given how unique it is I don't really know where to price it. The bad stuff: The kitchen and bathroom are functional but nothing incredible (yes, dishwasher, disposal, gas range and hood, etc). No parking and it can be a bit difficult here if you commute to work everyday. That said, I hardly ever drive my car (one of the perks of this neighborhood) so you're usually welcome to block the driveway. And this whole area is zoned for two hour parking unless you have a permit, once you get one of those it shouldn't be an issue. It's an old house. Some stuff doesn't work perfectly and that's just the way it is. Windows that don't latch, doors that won't stay shut, a bathtub that can only be used as a shower, an annoying shortage of electrical outlets. It also doesn't have a ton of storage room but we might be able to carve out some space for you in the garage. There is an area available under the deck that would be good for things like bikes or kayaks etc. (COMES UNFURNISHED) Utilities - garbage is included. You pay gas and electric (metered separately). Water is split with the upstairs. Pets - I love animals and I have two cats that love hanging out in the backyard (I tried to include some pics of them frolicking but apparently that is "inappropriate content," lame. So long as you don't have a killer dog that is going to eat my cats we should be fine. $500 added pet deposit for large dogs. Speaking of which, if someone would watch my cats when I'm away on weekends and such I'd be open to knocking a bit off of the rent or including water etc. 1 year lease and then month to month 1st month and deposit to move in.
