The home feels so welcoming and is in such a great and safe location. It is two blocks from the Coastal Trail and minutes from Lyn Ary Park (with a dogpark!), Earthquake Park and Kincaid for excellent walking and running trials and XC/skiing in winter. Turnagain Elementary School is two blocks away. This is a safe neighborhood, and you can even bike downtown from here. There's a great local restaurant called Rustic Goat that you can walk to, as well as friendly neighbors. The upstairs has an open feel with the kitchen, living room, and dining area in one larger area (a "great room"). You can access the deck from the kitchen and walk down steps to the backyard. There is also a gas fireplace for chilly evenings. There are 3 bedrooms total and one office. Two bedrooms and one bathroom are in the upstairs area. Downstairs has one of the bedrooms and an office with a standing desk, as well as the second bathroom. (Note trampoline and playset in the backyard are now removed for liability reasons, but there is a nearby park on the same block) 6-Month Minimum Lease Agreement (with Option to Extend or Convert to Month-to-Month): This is a 6-Month minimum Lease Agreement (the "Agreement") After the 6-month (or longer) term, the lease will have the option to be extended another 6 months or automatically convert to a Month-to-Month Lease unless either party provides written notice of termination at least 30 days before the end of the lease term. Rent is due on the 1st day of the month by check, bank transfer, Zelle, or otherwise arranged. Non-Smoking Policy Smoking is not allowed inside the Premises or surrounding property with the exception of cannabis outdoors, which is permitted. Violation of this clause may result in the loss of the security deposit. Maintenance and Repairs Tenant is responsible for basic maintenance, including maintaining the interior of the Premises and reporting any issues that may require major repairs. The Tenant agrees to keep the house clean, tidy, and free from garbage or debris. The Landlord is responsible for the structural integrity of the property and major repairs such as heating, plumbing, and electrical systems. The Tenant is also responsible for maintaining the yard and removing snow as specified in the Winterization and Snow Removal clauses. Winterization and Snow Removal Tenant agrees to properly winterize the property, which includes maintaining the heating system and ensuring all pipes and outdoor equipment are protected from freezing. The Tenant is responsible for snow removal from the driveway, walkways, and steps during the winter months. Pets If pets are approved, the Tenant agrees to pay a deposit, $500 of which is non-refundable; and ensure the pets do not cause damage or disturbances. Tenant is responsible for cleaning up after pets. Pets must be approved by owner, not aggressive to strangers and other pets, and housetrained. Utilities Tenant is responsible for all utilities, including but not limited to electricity, water, natural gas, trash removal, and sewer services. Alterations to the Premises Tenant shall not make any alterations to the Premises, including but not limited to painting, changing locks, or adding shelves without prior written consent from the Landlord. Unauthorized alterations may result in a fee or loss of security deposit. Termination and Extension Options At the end of the 6-month term, the lease may be extended with written consent from both parties, or it will convert to a month-to-month agreement, which can be terminated by either party with 30 days' notice. If the Tenant wishes to terminate the lease early, they must provide at least 30 days' written notice. The Tenant may be required to pay an early termination fee if they break the lease without sufficient notice. Late Fees If rent is not paid within 5 days after the due date, a late fee of $100 will apply. If the rent is late more than twice during the lease term, the Landlord reserves the right to terminate the lease. Landlord's Right to Enter the Premises: The Landlord, or their authorized agent, has the right to enter the Premises for the following reasons: Inspection of Property: To inspect the condition of the property, perform routine maintenance, or make necessary repairs. Such inspections will typically be scheduled during reasonable hours and with at least 24 hours' notice to the Tenant, unless an emergency exists (e.g., water leak, fire, or other urgent issues). Repairs or Maintenance: To make repairs or perform maintenance that is the Landlord's responsibility under this lease, provided that reasonable notice is given to the Tenant, unless it is an emergency situation. Showings to Prospective Tenants or Buyers: If the property is for sale or available for lease after the expiration of this agreement, the Landlord may show the Premises to prospective buyers or tenants. This will occur with reasonable notice and during reasonable hours. Emergency Situations: The Landlord may enter the property without notice in the event of an emergency, such as a water leak, fire, or another situation that could cause damage to the property or pose a risk to the safety or health of the Tenant. The Tenant agrees to allow the Landlord access to the property as needed, provided that notice is given as specified above, except in cases of emergency. Failure to provide access when appropriate may result in the termination of the lease. Parking Three cars max and must be parked in driveway. Tenants will be responsible for any damage due to frozen pipes if the property is left unattended for an extended period of timein winter. or wmust notify owners of any time they are to be absent more than one weekend from the property in the winter so that it can be monitored for potential frozen pipes/damage risk in winter.
