The Zillow system seems to post it as an apartment but not sure why. It is in the middle of a neighborhood with no apartments. Located on edge of town and in the center of a nursery in a park like setting. The house sits on 2.5 acres in the city of Salem. Conveniently located to Chemeketa Community College. Transit available just down the street, conveniently located next city resources. We will have a lease agreements but key terms 1. First and last month rent required (but negotiable during conversations) 2. Pets optional per discussion 3. 1 year lease minimum 4. Background check 5. Credit check 6. No Smoking 7. Parking allowed for active members in the house, (1 car per licensed driver) 8. All utilities responsibility of tenant 9. Internet, cable, etc... responsibility of client 10. Renters Insurance required with minimum benefits 11. Basic maintenance required by tenant (I.e. light bulbs, wear and tear, paper products, batteries) 12. Damages caused by tenant or activities in the house covered by the tenant 13. Landlord allowed access to properties at all times 14. Tenant responsible for lost or stolen property 15. Tenant responsible for surrounding property immediately around the house. 16. Tenant must maintain cleanliness of the house (inside and outside). This means what is reasonable to the landlord and the landlords standards of cleanliness. To be discussed in person and defined together. 17. Maximum house occupancy 6 humans 18. Right to give 30 day eviction notice at any time if tenants is in violation of rental contract. 19. Full rent due by the 5th of the month with a daily rate of $25 for late payment (I.e if rent paid on the 7th of the month the toal payment should be the monthly rental rate + $50 ($25 * 2days).
