LEASE TERMS & CONDITIONS
LEASE DURATION: 12-month lease required.
RENT & FEES: Monthly rent of $2,000 due on the 1st of each month. Rent is considered late after the 5th day of the month with a 5-day grace period. Late fee of $50 applies if rent is not received by the end of the grace period.
PAYMENT METHODS ACCEPTED: Tenant may pay rent using any of the following methods:
- Bank Transfer/ACH (Electronic transfer - preferred method for instant confirmation)
- Personal Check (must be received by due date; returned check fee of $35 applies for insufficient funds)
- Cash (receipt will be provided for all cash payments)
Bank transfer details will be provided upon lease signing.
MOVE-IN COSTS: First month's rent ($2,000) and security deposit ($2,000) due before move-in. Total move-in cost: $4,000.
SECURITY DEPOSIT EXPLANATION:
The $2,000 security deposit is a REFUNDABLE asset that protects both you (the tenant) and the landlord. Here's how it works:
FOR TENANTS: This deposit is YOUR money held in trust. If you maintain the property in good condition, pay rent on time, and return the property clean with no damage beyond normal wear and tear, you will receive your FULL $2,000 deposit back within 30 days of move-out. This deposit gives you peace of mind knowing you'll have funds returned to help with your next move.
WHAT THE DEPOSIT COVERS: Unpaid rent, damage to the property caused by tenant or guests, excessive cleaning beyond normal standards, damage caused by pets (torn carpet, scratched doors/floors, urine stains, etc.), missing or broken fixtures/appliances, and lease violations requiring repairs.
DEPOSIT HOLDING REQUIREMENT: Within 30 days of lease signing, you will receive written notice stating the bank name and address where your security deposit is being held in escrow, as required by Pennsylvania law. Your deposit will not be commingled with landlord's personal funds.
DEPOSIT RETURN PROCESS: Within 30 days of move-out, you will receive either: (1) Full deposit refund if no deductions are necessary, OR (2) Itemized statement showing any deductions with receipts/invoices, plus refund of remaining balance. You must provide a forwarding address in writing to receive your refund.
UTILITIES: Tenant is responsible for setting up and paying ALL utilities (electricity, gas, water, sewage, trash collection, internet, and cable) in their own name within 3 business days of move-in. Failure to maintain active utility service is a lease violation.
RENTERS INSURANCE REQUIREMENT - BENEFITS
REQUIRED COVERAGE: Tenant must obtain and maintain renters insurance with minimum $100,000 liability coverage throughout entire tenancy. Landlord must be listed as "interested party" on policy. Proof of insurance required before move-in and annually upon renewal.
WHY THIS PROTECTS YOU (THE TENANT):
- Protects YOUR personal belongings (furniture, electronics, clothing, etc.) from theft, fire, water damage, or other covered losses. The landlord's insurance does NOT cover your personal property.
- Covers YOUR liability if you accidentally damage someone else's property or if a guest is injured in your rental (example: guest slips and falls, your child breaks neighbor's window, your cooking fire damages the building).
- Covers medical bills if someone is injured in your rental unit, protecting you from expensive lawsuits.
- Provides temporary housing costs if the rental becomes uninhabitable due to fire, flood, or other disasters while repairs are made.
- Covers pet-related incidents (dog bites, pet damages neighbor's property), protecting you from potentially devastating financial liability.
- Gives you peace of mind and financial security.
PET POLICY: Up to 2 dogs and 4 cats allowed with no additional pet deposit or monthly pet rent. However, certain dog breeds commonly restricted by insurance companies. All pets must be spayed/neutered, current on vaccinations, and properly owned. Tenant is fully responsible for all pet-related damage, which will be deducted from security deposit if necessary. This includes but is not limited to: carpet/flooring damage, scratched doors/walls, chewed fixtures, urine/feces stains or odors.
OCCUPANCY: Maximum 8 occupants. All adults (18+) must be listed on lease and pass screening.
GUEST POLICY: Guests may not stay more than 14 consecutive days or 30 days total within any 6-month period without landlord's written approval. Guests exceeding these limits become unauthorized occupants and constitute a lease violation.
SMOKING POLICY: No smoking inside the property. Smoking only permitted outdoors.
MAINTENANCE RESPONSIBILITIES:
- Tenant: Lawn/yard maintenance, snow removal, regular upkeep, changing air filters monthly
- Landlord: HVAC system maintenance and repairs, major structural repairs, major appliance repairs
PROPERTY MODIFICATIONS: Tenant may NOT paint walls or make any modifications (including installing shelves, TV mounts, curtain rods, or other fixtures) without landlord's prior written approval. Any approved modifications must be removed and property returned to original condition at move-out, or tenant will be charged for restoration from security deposit.
LEASE RENEWAL/TERMINATION: Either party must provide 60 days written notice before lease end date if choosing not to renew. Lease does not automatically renew.
EARLY TERMINATION: Early lease termination will result in a penalty fee equal to two (2) months' rent ($4,000), plus tenant remains responsible for rent until unit is re-rented or lease expires, whichever occurs first. Exceptions: military deployment under Servicemembers Civil Relief Act and uninhabitable conditions per Pennsylvania law.
PROPERTY CONDITION DOCUMENTATION: The property's condition will be documented with photos/video at move-in and move-out. Both parties will acknowledge the documented condition in writing.
ENTRY NOTICE: Landlord will provide 24-48 hours written notice before entering property except in emergencies (fire, flood, gas leak, etc.).
NO SUBLETTING OR ASSIGNMENT: Tenant may not sublet the property or assign this lease to any other person without landlord's prior written consent. Unauthorized subletting is a material breach of this lease.
LOCKS AND KEYS: Tenant may not change, add, or rekey any locks without landlord's written permission. Unauthorized lock changes are a lease violation and tenant will be charged to restore original locks.
NOISE AND NUISANCE: Tenant agrees not to create excessive noise or nuisance that disturbs neighbors or violates local ordinances. Repeated violations may result in lease termination.
JOINT AND SEVERAL LIABILITY: If more than one person signs this lease as tenant, each tenant is jointly and severally liable for all lease obligations. Landlord may pursue any one tenant or all tenants for the full amount of any unpaid rent or damages.
ABANDONED PROPERTY: Any personal property left on premises after lease termination will be considered abandoned. Landlord may dispose of abandoned property after 10 days written notice to tenant's last known address. Tenant will be charged for removal and storage costs.
HOLDING OVER: If tenant remains in possession after lease expiration without landlord's written consent, tenant will be considered a month-to-month tenant at 150% of the monthly rent amount until tenant vacates or new lease is signed.
ILLEGAL ACTIVITY PROHIBITED: Tenant shall not engage in or permit any illegal activity on the premises, including but not limited to drug-related criminal activity. Any illegal activity is grounds for immediate lease termination and eviction.
LEGAL COMPLIANCE: This lease complies with the Pennsylvania Landlord and Tenant Act. Tenant has the right to receive this lease in writing and should retain a copy for their records.
