YEAR RESIDENTIAL LEASE AGREEMENT This Rental Agreement is made and entered into on this ___ day of __________, 2025, by and between: Landlords: Tenants: Premises: The property subject to this lease is located at: , Hawthorne, CA 90250 A single-family residence with 3 bedrooms, 2 bathrooms, and 3 parking spaces. Appliances are not included. 1. Term This lease shall commence on July ___, 2025, and continue on a year lease basis unless terminated by either party with a minimum of 30 days' written notice, pursuant to California Civil Code 1946. 2. Rent Monthly rent shall be $4,000.00, due on the 28th of each month. Rent is payable to Alma and Rolando Fernandez or their agent by method agreed upon by both parties. 3. Security Deposit Tenant(s) shall pay a security deposit of $3000.00 prior to moving in. This deposit will be held to cover damages beyond normal wear and tear, unpaid rent, or cleaning fees. It will be returned in accordance with California Civil Code 1950.5. 4. Utilities Tenant is responsible for payment of all utilities, including but not limited to: Water, Gas, Trash, and Electricity. 5. Maintenance and Responsibilities Landlord Responsibilities: Plumbing system Water heater Water faucets (if broken) Electrical wiring and outlets Trees in the backyard Tenant Responsibilities: All drain clogs Damage to walls, floors, doors, and fixtures Repainting any wall damage (but cannot paint house without permission) Maintenance and cleanliness of lawn, backyard, driveway, and both sides of the house Upkeep and cleaning of front porch, exterior doors, and windows Side gate maintenance (repair if damaged) Cleanliness of back glass door, ceiling, toilets, showers, shower doors, and shower walls Use and upkeep of backyard items Must leave the house in the same condition it was received Modifications: No structural or aesthetic modifications, remodeling, or construction inside or outside the property. Only minimal wall damage is permitted for hanging pictures. Holes must be repaired upon move-out. Pets and Smoking: Maximum of two dogs allowed outside only. No animals allowed inside the house. No smoking permitted inside the house. Noise: Tenants must keep noise to a reasonable level out of respect for neighbors and other tenants. 6. Late Fees A 5% late fee of the monthly rent will be charged if rent is not received by the 6th day of the month. A one-time 5-day grace period will be granted to the tenant during the term of this agreement. 7. Entry by Landlord Landlord agrees to provide 48 hours' notice prior to entering the property for inspections, maintenance, or other lawful purposes, except in the case of emergency. 8. Additional Terms This agreement is governed by the laws of the State of California. Any alterations or additions to this agreement must be made in writing and signed by both parties.
