Applications with missing or false information will not be considered. APPLICANTS - Each person 18 years of age or older must complete and sign an application. CREDIT CRITERIA - A credit score of 700 or more is acceptable. We will obtain a credit report for each applicant who is 18 years of age or older. Reports supplied by applicants will not be accepted. Discharged bankruptcies are acceptable. INCOME CRITERIA - Applicant's gross monthly income must be at least 3 times the amount of the monthly rent. INCOME VERIFICATION - Income will be verified from copies of two prior month's pay stubs and two months of recent bank statements provided with the application. Self-Employed applicants must provide current last 2 years of tax returns and 6 months of bank statements. Applicant's name and account number must be printed on the statements. Unverifiable income will NOT be considered. If you feel you are qualified for the property after reading the attached Rental/Lease Policies, please follow these instructions: If employed, you will need to submit a copy of your last year's W 2 and two (2) months of your most recent pay stubs and 2 months of bank statements. If self-employed, you will need to submit a copy of your last 2 (two) years of income tax returns and documentation of the current year (i.e. Profit & Loss, receipts, etc.) and 6 months of bank statements. A copy of a government-issued photo ID, e.g. passport, Driver's License, Military ID, etc., and social security card must be submitted. TERMS AND CONDITIONS - 1) Cleanliness, maintenance of house in good condition, and being a good neighbor are conditions of the lease agreement. Owner reserves the right to hire cleaning services at tenant's costs if the unit is not kept in clean, good condition. 2) Non-rental charges are applied first to payments before rent can be credited. Late or non-payments can be reported to credit bureaus and may negatively affect your credit history. 3) Tenants are responsible for broken windows/doors/glass/screens, plumbing stoppages, changing light bulbs, and replacing batteries in smoke alarms. 4) This is a non-smoking unit. Smoking is prohibited on the property, both inside the unit and in the common areas. Additional rent fee of $500.00 a month applies if there is any smoking on the property. 5) Appliances are provided for the convenience of the tenants. Appliances will not be repaired, or replaced. 6) The lease agreement requires all persons residing at the unit to be named in the agreement. Additional rent of $100 per person per month will be assessed for any additional person who is not named on the lease. 7) Tenants agree to register to Tenant Cloud and use the portal to pay rent as well as communicate with the owner. All rent and rental related payments and communications with Property Management/Owner are to be made online via TenantCloud. 8) Pets are prohibited. 9) Use of the apartment is strictly for residential purposes. Business and illegal activities, including use of drugs, sell of drugs, gambling, etc., are strictly prohibited. Heavy traffic of people in and out of the unit, loud music, fighting, causing disturbances will be grounds for termination of the lease.
