Rent in the amount of $2000 is due on the first of each month.
A deposit of $2000 is due with the first month's rent or in advance to secure the lease of the property. Upon the departure of the tenant, the deposit funds will be used to pay for cleaning of carpets and rooms and repair of any damages incurred during the tenant's occupancy. Before taking occupancy, owner/property manager and tenant will walk through the property together, documenting the current state of the house and taking pictures for future reference. Deposits or their remainders will be returned to tenants by mail at the forwarding address the owner/property manager is provided.
Length of the lease shall be for 1 YEAR from date when first month's rent is received, and tenants will have the option to renew the lease annually. Tenants choosing to break the lease sooner than this will forfeit their deposit completely. In all cases, tenants will give 30 days notice before departing, and owners will give at least 30 days notice if they do not intend to renew the lease at the end of the term.
Every adult living in the house must be listed on the lease when it is signed, and subletting is not allowed without prior permission. If people are added to the residence, owners/property managers must be notified and the lease must be updated. Failure to disclose residents or update the lease is cause for eviction.
The owner/property manager may, with reasonable notice (typically 24 hours) enter the property for the following:
1) During an emergency;
2) To make repairs or assess the need for repairs;
3) To inspect the premises for damage;
4) To show the premises to insurance or mortgage companies;
5) To investigate potential rent violations;
6) To show the apartment to prospective tenants; or
7) If the tenant invites the landlord in or asks them to enter the apartment.
If a request has been made and you have extenuating circumstances that prevent this, please contact the owner/property manager.
Tenants should contact the owner/property manager as soon as they become aware of issues with the property that need to be repaired so that arrangements can be made quickly and efficiently. Tenants assume the responsibility to keep the premises clean and not cause damage through neglect or abuse. The owner assumes the responsibility of maintaining a livable property, making repairs in a timely manner, and absorbing the costs of repairs not caused by the tenant (Ex. water heater leaking, heating/air issues, etc.).
ABSOLUTELY NO SMOKING OR PETS -- this is NOT negotiable. Failure to observe this requirement is cause for termination of lease, eviction, or loss of deposit.
No underage drinking, continuous excessive noise or large parties, recreational drug use (including marijuana), or illegal activities permitted. Failure to observe this requirement will be cause for eviction.
Lawn care and snow removal is the responsibility of the tenant unless negotiated otherwise; however, a lawnmower will be provided. Failure to take care of this may be reported to the city and any fines will be the responsibility of the tenant. Continual issues with lack of upkeep will be grounds for termination of lease.
