Renter responsible and liable for all terms and conditions, including but not limited to full payment of rent and for any damages to the premises.
The term of this lease agreement shall begin on September 15, 2025 for a period of 12 months , expiring September 31, 2026. Should renter vacate prior to lease end, they remain liable for all rent due under this agreement unless otherwise agreed in writing.
Renter shall pay monthly rent in the amount of $3200 (unfurnished) or $3600 (furnished) as agreed on the 1st day of each month. If the 1st of the month falls on a holiday or weekend, rent is due the following business day. Rent may be paid via electronic transfer. If rent is not paid by the 6th day of the month, a late fee of $50 will be charged, plus an additional $20 per additional day until paid unless otherwise agreed in writing.
Renter will pay a security deposit of $1600 (unfurnished) along with the first month's rent of $3200, totaling $4800 due before move-in; or pay a security deposit of $1800 (furnished) along with the first month's rent of $3600, totaling $5400 due before move-in.
Renter is required to obtain and maintain renters insurance throughout the duration of the lease. The policy must cover liability and furniture damage, and the owner must be listed as an interested party. Proof of insurance is due before move-in.
Renter is responsible for electricity, water, gas, trash, internet. Owner is responsible for lawn care.
Renters responsibility to keep property clean and report any issues promptly. Renter responsible for damages or repairs due to negligence. Owner responsible for major repairs.
Renter will not sub lease property. Renter will discuss any major alterations with owner prior to potential modifications or adjustments.
Renter will follow HOA rules and guidelines and is responsible for any warranted occupant-based violations.
Owner will notify Renter of visitation 24 hours prior, with the exception of emergencies.
At the end of the lease term or upon early termination, renter will vacate, return keys/remotes, and leave the premises in a clean condition. Charges may apply for excessive cleaning or damage.
This agreement shall be governed by the laws of the State of Texas.
This agreement includes the full terms agreed upon by both parties. Any modifications must be in writing and signed by both the renter and owner.
Some terms and fees are negotiable upon approval of renter.
