Email us to arrange a tour of the interior and exterior of the building. We will make every effort to accommodate your schedule while also working to coordinate with current tenants to minimize impacts on them. Plan to bring any interested housemates- applications are not accepted unless all prospective tenants have viewed the property. For applicants from out of the area, one member of the group of residents or another individual identified by the applicant must visit the property in person and use Skype, Facetime, or another interactive "real time" method of taking a virtual tour of the property on behalf of those not present in person. 2. Submit an application. Please contact us for an application. Thanks Please also submit a photo of each applicants' photo ID (Driver's License, State ID, Passport or similar). Thanks. Every prospective tenant over 18 MUST fill out an application (attached below) and provide picture ID. Please include a photograph or scan of your government issued ID. An application without proof of identity is not complete and will be rejected. Feel free to bring a completed application on your apartment tour. That way, if the apartment looks like a good fit, you can apply then and get your spot in line. Please do not include your social security number on the application form. This is to protect you against identity theft. Please be sure to include a working email address- thanks. As required by Seattle law, we will keep track of when each completed application is received and will screen applications in the order received. Incomplete applications will delay processing and may result in denial of tenancy. 3. Your application is screened. Each application received will be screened (in the order received) according to the following criteria. We will likely contact prior landlord(s) and employer(s) to verify the the information on your application is accurate. If unable to verify the following criteria, application(s) may be declined. We welcome any questions you may have. No pets All prospective tenants able to meet in person and provide photo identification. Fills out application completely and truthfully. Verifiable source of regular income or employment. Monthly income is sufficient to support the monthly rent. Able to pay full deposit and 1st month's rent on-time as requested. No prior bankruptcy. Able to provide credit references. Is able to occupy apartment on move-in date specified. Gave proper notice to previous and the most recent landlord. No prior evictions. No notices of any kind from previous landlord, neighbor complaints or police reports regarding disturbing the peace, or deposit withheld because of property upkeep. No notices of any kind regarding a violation of a previous rental agreement. Able to verify all above criteria. 4. Complete the Transunion SmartMove tenant screening. If everything on your application(s) checks out, we will send each applicant an invitation to log-on to the online service Transunion SmartMove. This service is secure and easy and costs $42 per applicant. Please note that fees are nonrefundable. We will be provided with a report and you will be protected from identity theft by using this secure encrypted web-based service. We are happy to provide a free copy of the screening report in the event of a denial or other adverse action. We do not to accept a comprehensive reusable report "portable report" or a Zillow report.. 5. Pay the holding deposit. Once your application has been approved by Transunion SmartMove, you will be provided with a formal Offer of Tenancy which and you will be required to pay a holding deposit of $2000 which will be applied to the $2400 refundable security deposit (balance of $400 due at lease signing) within 48 hours of the time we notify you. We accept Venmo, PayPal, cash, certified check or a money order. This Offer of Tenancy will spell out the terms of the holding deposit and will act as as a receipt for the deposit paid. If you choose not to provide a holding deposit within 48 hours, your application will be declined and we will proceed to the next applicant. 6. Sign a lease and move in! The actual lease forms will be signed by all parties on the move-in date (9/01/22) and a first month's rent ($2450) will be collected at that time. After that, the apartment is yours!
