We perform a thorough background check on all applicants which includes criminal and credit investigations, calling current employers, obtaining proof of income (e.g. paystubs, W2s, 1099s, and/or bank statements), calling current and previous landlords, etc A BAD CREDIT SCORE DOES NOT DISQUALIFY AN APPLICANT.
One year's worth of air filters, selected by the landlords, will be purchased up front by the residents.
100% of the pet fee, air filters, rent and security deposit are to be paid upfront (i.e. no partial payments will be accepted.)
The lease may be less than one year so that it ends around the beginning of the summer.
Repairs to the property will be completed in a timely manner, but keep in mind that we outsource our repairs to 3rd party contractors. So, unlike an apartment complex which may have a maintenance crew on site who can repair items quickly, we are subject to the timeline of the 3rd party contractors for repairs.
If two or more adults want to apply and have not lived together for a year or more, they will be subject to a higher rent amount and/or security deposit.
