Im taking $450.00 a month off, totaling $5,400.00 for the year off rent for the tenant to do repairs, and maintain the home in future. I can not do the repairs myself due to some health issues and I have no employees. Deposits required are 1st month, last month and security. Security depends on credit, usually same as rent if really good credit. If lower credit I just get a higher security deposits. I also may waive credit check with larger security.
