    What's special

This cozy, charming house, located in the highly desirable neighborhood of College Hill, is a gem of a find in Montpelier, where houses in general are in high demand, and houses under $300,000 are nearly impossible to buy. Its simple New England circular-flow design gives you the feel of living in a larger house, while its 1100 square feet and “good bones'' means you have little upkeep and maintenance. A sunny living room opens on to a newly remodeled dining room and kitchen. Experienced and novice cooks alike will LOVE the features of the new kitchen: ample prep room on Vermont granite counters, well-lit by under-cabinet LEDs; GE Profile double-oven gas range (that’s two full-functioning ovens); 3-speed hood vented to the outside means no lingering kitchen odors; Shaker-style ceiling-height maple cabinets accommodate all your kitchen items, with room to spare; super-quiet KitchenAid dishwasher means you can be in the dining or living rooms without even hearing it; an entire sheet pan fits into one of the two spacious (and beautiful!) porcelain sinks, while the other sink is large enough to accommodate a dish drainer, leaving your counter clutter-free; and finally, your back will bless you as you stand on the elegant, cushiony, easy-to-clean cork floor. The compact second floor means you can spend your time up there sleeping, rather than cleaning! Four rooms feed directly off a small, efficient stairway landing: a sunny, large master bedroom (that could be swapped out for a large kids’ bedroom and playroom); wool-carpeted second bedroom with a nook for Zoom or other computer work; and a small third room that would be perfect for an infant’s room or a home office; and finally, a no-space-wasted bathroom. Unlike many old New England homes, you have plenty of clothes storage space, as each of the bedrooms has a closet, including a walk-in closet in the largest bedroom. You’ll find copious additional storage and pantry space in the dry-as-a-bone, pest-free, concrete-floor basement. This no-leak environment is the result of a new drainage system on the uphill side and front of the house (like much of Montpelier, we are on a hill). The basement is so dry that we stored books down there! A meticulously maintained front-load washer and electric dryer (on maintenance warranty the past four years) means you’ll find them as good as new. Your showers will never run out of hot water thanks to the electric heat pump hot water system. You’ll spend under $1000 a year on heating the entire house with an energy-efficient wood pellet stove that benefits from blown-in insulation in all exterior walls and attic, backed up by a Rinnai propane wall heater that allows you to close up the house and travel in the winter with peace of mind. As to the house exterior, we’ve done all the needed upgrades: a newly enlarged driveway that will fit three cars; a new roof with architectural-style shingles; re-stained cedar shingle siding; and a rebuilt front porch. There is, in fact, no major work to be done on the house at all unless you want to tear down the back porch and replace it with an extension to provide you with the convenience of a second bathroom and perhaps an extra bedroom on the ground floor. The house sits on an approximate 5300 square-foot lot. The adjacent upper lot (approximately 6000 square feet) is also for sale and can be developed, unless the buyer purchases both lots and chooses not to develop. (Ask owner for information on lot.)
