    Views and wildlife on a little over 20 acres of prime forested property, you’ll never run out of fire wood. Includes a year round creek that meanders through the huge cedars, aspens and cotton wood trees (where we harvest lots of morel mushrooms) past a hidden pond area, that with some improvement could be a righteous little fish pond down on the lower end of 20 acres. On the south side of the creek, are approximately 2 to 3 acres of wild mountain blueberries otherwise known as huckleberries which sell for as much as 65.00 a gallon. Nearly the entire property is also dotted with service berry bushes which are edible and make good bows. The upper portion of the property is where 2 of the building sites are. I started the house on a cement foundation with 2X6 walls 2X10 floors and 2X12 roof. I’m only at the second floor walls, the entire second floor is a master bedroom and bathroom with walk in closet and 2nd floor deck designed. I have started the barn and pens, which currently house 19 sheep and one horse. 75% of all the materials needed to finish house and barn are on site. Water and septic installed under the house foundation and at secondary building site. Septic is an approved 6 bedroom septic with a 1500 cement tank (which means you can potentially add 2 more cabins). It was designed by one of the best in the state and wasn't cheap. The water tastes amazing and so says everyone who drinks it! The free water source is a 330 foot well that puts out about 32 gallons per min. The current water system has 4, 3yr old frost free hydrants that have ample water pressure. Not to mention there is a spring that could be developed into a dug well or if you desire you could drill a well. Electricity runs through the middle of the property approximately 300' from the building site, and land phone line is installed inside the house with a dial tone. Also included are four separate water hydrants as well as a brand new 1950 gallon under ground cement water cistern. A brand new 8'X12' chicken coop that currently has 2 full units of cedar tongue-and-groove intended to be put on the ceilings. A metal 12X12 horse shelter normally used as a wood shed but currently has 2 units of blue foam board insulation for the ground floor level, set on an excellently built pad that has about 10 to 12 inches of road rock on it. There is another leveled dirt pad that was made for a propane tank or 2. The driveway cost 9000.00 And has good amount of road rock put down with 2 & 1/2 more loads of rock to be put where you want it, sitting next to the driveway at the secondary building site. The property faces south to southeast. So exposure is perfect for gardening. Also, there is an excellent spot for a vineyard and orchard that has underground water. The entire property is fenced but needs a little work. Good county maintained road with school bus service, UPS, FEDEX and USPS delivery. Good neighbors, one of whom operates a snow plow business the most affordable I've seen and he’s next door. The county does an excellent job plowing the roads in the winter. Especially because there is school bus service. Most of the bathroom fixtures are also already on site. Reason for selling is that I am partially disabled and more than my wife and have the energy for. I am in no way forced to sell so please no brow beaters.
