TENANT shall be responsible for all repairs necessitated by any act or omission of TENANT, or TENANT'S family, guests or invitees. TENANT must notify LANDLORD immediately in writing of any required maintenance or repairs as well as any dangerous conditions and shall guard against loss or risk to her/himself and others until LANDLORD shall have the opportunity to inspect and, if necessary, to correct such conditions. e. INSPECTION & ACCESS - TENANT shall allow LANDLORD or LANDLORD'S agent access to inspect and/or repair the premises at reasonable times, provided 24 hours' notice has been given. TENANT shall be responsible for the following utilities: a) Electricity b) Oil c) Cable TV (at TENANT'S option) d) Telephone (at TENANT'S option) e) Internet Service (at TENANT'S option) f) Water/Sewer These utilities shall be transferred into TENANT'S name on or before the commencement date of this lease. In addition, upon vacating the premises, TENANT shall not have the utilities disconnected but rather placed back into LANDLORD'S name. TENANT agrees that all property of the TENANT on the Leased Premises shall remain on the Leased Premises at the risk of the TENANT. TENANT assumes the risk of damage, theft or destruction of TENANT'S personal property and that of TENANT'S guests and invitees, unless caused by the negligence of LANDLORD. LANDLORD is under no obligation to maintain insurance for personal property of TENANT or TENANT'S guests or invitees. At the end or expiration of this Lease, deliver up the Premises and fixtures and any personal property in good order and condition, unavoidable damage by fire, the elements, and fair wear and tear expected. TENANT shall not make any improvements or alterations in or to the demised Premises or to the equipment or fixtures thereof without first obtaining the written consent of the LANDLORD, and all improvements made by the TENANT shall belong to the LANDLORD at the Expiration of the term of this Lease. If plumber, electrician or any other maintenance is needed, contact should be made with Landlords for approval of work. Owner will try to carry out this maintenance in a reasonable time. Fuel level in Fuel Tank: TENANT shall leave the same amount of fuel in tank upon vacating property( as it was handed over to them at start of lease), or a financial settlement will be made No Sub-lease allowed TENANT will abide by all the rules of the condominium association. TENANT to insure their own personal belongings as needed DAMAGE BY FIRE. The TENANT shall, in case of unavoidable damage by fire or the elements, give immediate notice thereof to the LANDLORD, who shall thereupon elect either to cause the damage to be repaired forthwith or to terminate the Lease. If the damage is not caused by the neglect of the TENANTS and if the Premises thereby become untenable, the TENANT shall pay the accrued rent up to the time of the damage and the rent shall be abated during such time as the Premises are untenable. DEFAULT. In the case of the default by the TENANT in any of the conditions or covenants herein contained, the LANDLORD may resume possession of the Premises, but the TENANTS shall continue to pay the rent when it falls due. The LANDLORD shall be under no obligation to procure new TENANT for the remainder of the term There shall be no smoking on the premises and no illegal articles or substances shall be kept there. No window mounted air conditioners or space heaters are to be used however the responsible use of portable air conditioners is allowed. BINDING EFFECT. This Lease shall bind and endure to the benefit of each of the parties and their heirs, survivors, successors, administrators and assigns.
