Maintenance & Repairs: * Landlord: Responsible for structural repairs, roof, windows, doors, plumbing, electrical, heating, provided appliances, mold from structural causes, building-wide pest control, and habitability. * Tenant: Maintain cleanliness, replace bulbs/batteries, keep drains clear, use proper ventilation, and report issues promptly. Responsible for damage caused by misuse or negligence. 5. Tenant Misuse & Damage Policy: Tenant responsible for repair costs caused by misuse, including plumbing misuse (wipes, paper towels, grease, foreign objects), HVAC/appliance/electrical misuse, water damage from negligence, pest issues caused by tenant, physical damage beyond normal wear, unauthorized alterations, exterior/common area misuse, and safety equipment tampering. Repeated violations may result in charges, written notices, or lease termination. 6. Occupancy & Guests: Maximum 2 occupants. Guests may stay up to 14 days in 6 months.
