Tenant would like to continue living there long term. The monthly HOA fee is $163.00, paid quarterly, which covers water, trash pickup, cable, landscaping, and exterior insurance. The pictures show what the condo DID look like when my wife and I used it as our vacation condo. Continue to rent it out or move in when renter leaves. Month to month renter. ALWAYS pays his rent with no issues! I would prefer to sell this condo to an investor to keep the current tenant in place. But once someone buys it, I have no input! I have only made a little more than $36,000 from income from the condo in the last 4 years. So if someone buys it for $39,900, and the average rent is $650/month, the condo COULD pay for itself in a little over 5 years. That is almost a 20% return on your $. If you make more than a 20% return on anything these days, you sure don't need my small condo! Best wishes to all! (The only issue that I am aware of is that the built in oven/stove no longer works. Hasn't worked for a few years (like a few of my relatives!) but the tenant doesn't seem to mind. For the price I am selling the condo for, it won't cost much to buy a new one. If you can get a better condo for less, with low HOA fees and taxes, GREAT! I don't NEED to sell the condo, I just WANT to sell it. There is a big difference!
