Criminal history is taken under consideration, but cannot be the only reason that the applicant is denied. History is evaluated on a case-by-base basis, based on Seattle's Fair Chance Housing Ordinance, and evaluation of history will be based on factors including: nature and severity of offense, number and types convictions, age at time of conviction, evidence of good tenant history, time since date of conviction, and supplemental information. Application acceptance prioritizes those who can move in earlier. Utilities: Tenant shall be responsible for all utilities, including but not limited to electricity, water and sewage, waste disposal, and internet. Pets on the Property: Pets are generally not allowed, unless they are service animals (which differ from assistance animals), but permission for pets can be granted after discussion with landlord. If pets are allowed, they must be properly licensed by city or county law and a record of current immunizations can be supplied. False or misleading information, and threatening or abusive behavior towards the landlord or its employees will result in immediate denial of the application.
